IRREVOCABLE AND PERPETUAL
OFFER TO DEDICATE PUBLIC STORM DRAIN EASEMENT
THIS IRREVOCABLE AND PERPETUAL OFFER TO DEDICATE PUBLIC STORM
DRAIN EASEMENT is made effedive the �L�day of �, 1999, by Henry
Alexander and Mary Valente Alexander, Trustees of the Henry lexander and Mary
Valente Alexander Family Trust, hereinafter tertned "Granto�';
WHERAS, said Grantor desires to make an offer to dedicate, irrevocably, to the public,
the interest hereinafter described, which offer may be accepted at any time by the City of
Arroyo Grande or its designee:
NOW, THEREFOR, said Grantor covenants and promises as follows:
1. Grantor is the owner of real property described in Exhibit "A' ( the "Property')
attached hereto and incorporated herein by fhis reference, located within the
City of Arroyo Grande, County of San Luis Obispo, State of Califomia.
2. Grantor does irrevocably and in perpetuity offer to the public a dedication of
pertnanent easement in, upon, over, under, and across that portion of the
Property depicted as Parcel 1 on Exhibit "B" attached hereto and
incorporated herein by this reference for construction, reconsVuction,
inspection, repair, replacement, installation, enlargement, diminution, use,
operation, altera6on, removal and / or maintenance of a public stortn drain.
3. Grantor does irrevocably and in perpetuity offer to the public a dedication of
temporary easement depicted as Par�el 2 on Exhibit "B' attached hereto and
incorporated herein by this reference for storage of trench excavation
materials for the installation or maintenance of a public stortn drain.
4. That said Grantor agrees that said offer of dedication shall be irrevocable and
that such govemment entity may, at any time in the future, accept said offer
of dedication.

5. That said Grantor agrees that this irrevocable and perpetuai offer of
dedication is and shall be binding on its heirs, legatees, successors and
assigns.

County of San Luis Obispo, State of California, according to the survey of Harris & Hinchliffe
in 1875 and filed for record June 5, 1891 in Book A, Page 77 of Maps, in the office of the
County Recorder of said County, described as follows:
Beginning at a point in the center of the Upper Arroyo Grande public road and in the
Northwesterly line of the Rancho Santa Manuela, which point beazs North 43 °45' East, 115:50
feet from the most Westerly comer of said Subdivision "C" of Lot i; thence South 46°45' East,
825.00 feet; thence North 16°45'22" East, 75.02 feet; thence North 43°IS West, 792.00 feet
to the centerline of the above mentioned road and Rancho line; thence South 43°45' West along
said line, 115.50 feet to the point of beginning.
EXCEPTING thecefrom any portion of said land lying Southeasterly of the centerline of Arroyo
Grande Creek as the same existed' in 1883.
AISO EXCEPTING therefrom the Northwesterly 42.00 feet of said property, said 42.00 feet
being measured at right angles to the Northwesterty line thereof.

the County of San Luis Obispo, State of Califomia, according to the survey of Harris and
Hinchl'rfFe in 1875 and filed for record June 5, 1891 in Book A, page 77 of maps in the
office of the County Recorder of said County, described in Exhibit "A':
A strip of land twenty-nine (29) feet in width lying northeasterfy of and adjacent to the
following described line:
Beginning at a point on the centerline of the upper Arroyo Grande Road (County Road
No. 9� (AKA Lopez Road) and on the Northwesterly Boundary line of the Rancho Santa
Manuela, said point being the most westeriy comer of that parcel of land conveyed to
Henry Alexander and Mary Alexander according to the deed recorded as Document No.
1995-005907 of Official Records in the office of said County Recorder, thence
1. South 46°45' East, 456.O:i feet along the southwesteriy boundary line of said
Alexander land to the beginning of a tangent curve, concave northeasterly, having a
radius of 2268.50 feet; Thence
2. Southeasterly along the arc of said curve tlirough a central angle of 04°56'14' and
a� arc distance of 195.48 feet to the beginning of a tangent reverse curve, concave
southwesteAy, having a radius of 2239.50 feet; Thence
3. Southeasterly along the arc of said curve through a cenUal angle of 04°21'20' an arc
distance of 170.25 feet, more or less, to the centerline of Arroyo Grande Creek, as
