Obispo County, California, more particularly described in Lxhibit A, a copy of which is attached
hereto and made a part hereof by reference.
'Perm: The tenn of this lease shall be for a period of five years, beginuing on the
first day ofAugust, 1998 and ending on the last day ofJuly, 2003.
Rent: Rent for the tenn of the lease is Sixty Dollars, being the sum of One Dollar
per month, for each and evcry month of ihc tenn hereof, to Ue paid in advance upon the signing of
ihis lease by lhe pariies hereto.
'Caxes: Tenant shall pay not less than thirty days bePore delinquency, all City and
County real property tases assessed on the leased premises during the term of this lease, or any
extension thereof. The taxes shall be prorated as applicable for the taxing fiscal year for any
portion of die tenn. The leased premises are presently assessed on the county tax records as a
separate parcel and taxed as a separate parcel.. Al I parties to this �greernent mutu111y lgree to use
their best elTorts to have ihe county continue to tax ihe property in the same manner.
Owners shall cooperate wilh "I'enanl in prompUy delivering to Tenant all tax
bills reccived covering the leased property.
'1'ermination prior to July 31, 2003: Eiither Owner or Tenant may terminale this
le�se at any time during the term hereof by giving the other party not less tlian thirty days prior
written notice.
Hold llarmless and Insurance: 1'enant shall hold Owner harmless from any
claim for loss or damage to person or property by reason of the occupancy and use of the leased
premises, or failure to keep the premises in good condition and repair.

Tenant shall keep said leased property insured for liability under its municipal
blsnkct insur�ncc policy, which policy shall spccilically name the parties hereto.

Suble�se: Tenant may not assign, transfer in whole or in part, or sublet any portion of
die leased premises without the prior �vritten consent of Owner.
P�rking meters: No parkinb meters shall be permitted on the leased premises without
the prior wricten consent of O�vner.
�Vaste, alterntions, additions: Tenant shall not cornmit or suffer to be committed any
waste of the said premises or permit any puUlic or private nuisance. Tenant shall not make or
suffer to bc made any altcralions to the leased prcmises wilhout the prior written consent of
Owncr. /�ny addilions or alterations which may be pcnnitted on the leased rremises shall becomc

Usc uf premises: The premises are being leased for the sole purpose of use for off-street
parking, and Tenant shall not permit the premises to be used for any other purpose without the
prior written consent of Owner.
Owner Agenk Andrew David is appoin[ed by the various Owners to serve as their agent
in all mauers pertaining to this lease. 'I'his provision may be revoked at any time by any of the
individual owners giving written notice to 1'enaut.

Repairs and A9aiutenance: Tenant sUall, at'Tenant's sole cost and expense, keep the
premises in good condition and repair at all times durin� the term of lhis lease.

That certain portion of the "Hotel LoY' of the Buena Vista Tract in
the City of Arroyo Grande, County of San Luis Obispo, State of
California, according to map filed for record October 2, 1F3£i5. In
Book A, Page 58 of Maps in the Office of the County Recorder of
said County; beginning at the most southerly corner of said Hotel
Lot and running thence north 57" 15' east, 97.90 feet along the
southeasterly line of said iot to the true point of beginning; thence
north 32' 43' 37" west, 75 feet; thence south 57" 15' west and
parallel with the southeasterly line of said Lot 97. 90 feet to the
