SLOPE EASEMENT DEED
(Exclusive)
THIS INDENTURE, made the 2/� day of �Ay , 19�, by
Kingo R. Saruwatari. Executive Trustee of the Ayako Saruwatari
Trust, hereinafter referred to as "Grantor", and the City of Arroyo
Grande, a political subdivision of the State of California,
hereinafter referred to as "City".
WITNESSETH:
That Grantor, for a valuable consideration, receipt of which
is hereby acknowledged, does hereby grant unto City,its successors
and assigns, a perpetual, permanent and exclusive easement for the
present and future construction, reconstruction, operation, repair
and maintenance of roadway excavation and embankment slopes for the
lateral and subjacent support of roads, roadbeds and appurtenances,
in such number and size, and with such accessory parts and
structures, as City or its successors in interest, from time to
time, deem necessary to install over, upon, under, and across that
certain real property situate in the County of San Luis Obispo,
State of California, described on Exhibit A, attached.
The easement granted herein includes the right to maintain the
easement area for soil erosion purposes and for the protection for
the lateral support of said roads, roadbeds and appurtenances.
Additionally, Grantor does hereby further grant to City its
successors and assigns, the necesary rights of entry to and from
the hereinabove described property f.or future construction,
reconstruction, operai:ion, repair, or maintenance of said easement.
The consideration hereinabove recited shall constitute payment
in full for any damaqes to the remaining property of the Grantor,
his successors and assigns, by reason of the construction,
reconstruction, operation, repair and maintenance of the roadway
slopes or other sturctures referred to herein. ��

The provisions hereof �hall inure �o the benefit of and shall
bind the heis•s, executors, administrators, assigns and successors
in interest of the respective parties hereto, and al covenants
shall apply to and run with the above described property.

(As used above the term "GRANTOR" shall include the plural as well
as the singular number and the work "his" shall include the
feminine gender as the case may be.)

Arroyo Grande, County of San Luis Obispo, State of Califomia as shown on the map filed in
Book 32 of Parcel Maps at page 43 in the County Recorders Office of said County, the easterly
line of said easement described as follows.
Beginning at the intersection of the southerly line of said parcel A with the westerly right of way
line of Fair Oaks Boulevard as shown on said Parcel Map, said i�tersection being on a curve of
said westerly right of way concave to the east having a radius of 840.00 feet and a radial bearing
of north 78° 11' 2T' west; thence northerly along the arc of said westerly �ght of way through a

of constructing sidewalks, driveways, and fill slopes.
This permission is granted in consideration of the benefits
which may accrue to my property.
This permission shall teminate upon completion of the project
known as "Bikewav Proiect 2, Arrovo Grande High School Maraaret
Harlow Elementarv School.��

improvement, and construction of such highway and incidents hereto,

47" west; thence �ortheriy along the arc of said curve through a central angle of 21° 36' 42" a
distance of 316.84 feet; thence continuing on said westerly right of way north 52° 17' 43" east
9.17 feet to an angle point in said weste�ly right of way.
The Norther9y terminus of the westerly line of said easement is to be lengthened or shoRened to
terminate on the northerly line of said Parcel A.
