Said real property is located in the City of Arroyo Grande ("City"), County of San Luis Obispo, State of California, and is described as follows: 1. 1059 Maple Strcet. 2. Assessor's Parcel No. 077-191-014. 3. Lot 9, Block 5, of the Fair Oaks Tract, City of Arroyo Grande, County j of San Luis Obispo, Califomia, per Map recorded November 18, 1926, in Book 3, at Page 82. B. DECLARANT desires to develop the property in a manner consistent with an applica6on on file with City and for which City has granted Parcel Map AG 95-079 under the authority of the Arroyb Grande Municipal Code (AGMC). C. Condition of Approval No. 16.a. of ResoluGon 96-1543 (the "coadition"), approving Pazcel Map AG 95-079, requires the applicant (DECLARAIVI� to record a deed resttiction, concurrent with recordation of the Parcel Map, stating that any house constructed on Pazcel 1 of Parcel Map AG 95-079 shall front on Maple Street with garage access from the common driveway shown on said Parcel Map. D. By this Declazation, DECLARANT intends to establish a restriction implementing the condition. NOW, THEREFORE, DECLARANT declares that Parcel 1 of Pazcel Map AG 95-079 shall be held, transferred, encumbered, used, sold, conveyed, leased, and occupied subject W the restric6on hereinafter set forth, expressly and exclusively for the use and benefit of, and to be binding on, said Parcel and on each and every person or en6ry who now or in the future owns said Parcel.
