This Agreanent, dated � // f, for the convenie�ce of the
parties is by and between the City of Arroyo Grande (hereinafter "City") and
Robert James Taylor (hereinafter referred to as "Owner").
RECITALS
F�S, Owner is the fee owner of that certain parcel of real property
generally described as situated at 543 Ide Street, City of Arroyo Grande, Coimty
of San Luis Obispo, California, more specifically described as:
The easterly 20 feet of Lot 5 and all of Lot 6 of
Brieqers Subdivision of Lots 48 and 49 of Harris'
Subdivision of Ranchos Corral De Piedra, Pismo and Bolsa
De Cha�isal, in the City of Arroyo Grande, County of San
Luis Obispo, State of California, according of map filed
for record January 7, 1888, in the Office of the Co�mty
Recorder of said Coimty.
Except fran said Lot 6 that portion described as
follows:
Beginning at the rtast easterly corner of said Lot 6;
thence south 57 1/2 west along that southeasterly line
of said Lot: 24.85 feet; thence north 32 1/2 west of
parallel with the northeasterly line of said lot to a
point of the northwesterly line of sai.d lot; thence
north 72 3/4 east, along said northwesterly line to the
most northerly corner of said lot; thence south 32 1/2
east, along the northeasterly line of said lot, to the
point of beginning.

Y�S, said real property is situated in a single family zone of the
City; and
Wf�RFAS, Owner resides in an existing single family home on said Exhibit
"A" property, and Owner desires to construct a 520 square foot second residential
unit on said property; and
41�RFAS, second imits are, as of this a date, pexmitted in single-family
zones only with a City Conditional Use Permi.t after public hearinq; and
�15, after holding the required public hearing, the Planning Conmission
of the City of Arroyo Grande approved Conditional Use Permit Case Ntmiber 89-467
for a second residential imit on said Exhibit "A" property; and
iffII�RF�S, City desires to give recorded notice to all persons, and
especially sul�equent owners, of the restrictions that apply to second
residential units in the City.
NOW, T�ORE, in consideration of the foregoing and the following mutual
pranises, covenants and conditio�s, the parties agree as follows:
1. Occupancy of the second residential Lmit shall be limited to a maxi�mm of
two (2) persons.
2. Either the primary residence of the second residential imit shall be owner
occupied at all times. Using both tmits simultaneoUSly as rental imits is
prohibited.
3. The second residential imit shall be used for rental purposes only and
shall not be offered for sale.
4. Off street parking shall be provided for the second residential imit by
one covered and one uncovered parking space, exclusive of front and
exterior side yard setbacks, in addition to the minitrnmi nimiber of parking
spaces that the City would nornially require for a single family residence.

Owner represents and warrants that the fee owner and lienholder
signatories hereto are the only owners and lienholders now of record
concerning the Exhibit "A" property. However, nothing herein shall be
construed or applied to require the Owner to obtain City approval or
pernussion for any sale, transfer, encianbrance, or similar action
affecting the real property subsequ�t hereto.
The agreerent shall nm with the land and shall be bindinq upon, and inure
to the benefit of, all successors in interest in any manner of the parties
hereto. Executed in Arroyo Grande, California, on the date first written
above.
