the power to establish, construct and maintain roads and other facilities.

2. That said Offeror does hereby irrevocably and in perpetuity
offer to such govercmiental entity a dedication of a public right-of-way
for road ptsposes and incidental uses upon the following described property: �

o£ Arroyo Grande, County of San Luis Obispo, State of California,
as per map recorded in Book 1 of Licensed Surveyor's Map at page
104 r�cord of said County, described as follows:
Beginning at an iron pipe set in the most southerly corner of
said Lot 7, according to Record of Survey Map £iled for record in
Book 14 of Licensed Surveys at page 63, records of said County; thence
north 57°38'30" east 26.96 feet to a point; thence westerly on the arc
of a tangent curve, concave to the north with a radius of 15.00 feet
and a central angle of 89 an arc distance of 23.52 feet; thence
on a line tangent to last mentioned curve north 32°30' west 5.10 feet
to the beginning of a tangent curve, concave to the east, having a
radius o£ 475 feet; thence northerly along the arc of said curve
through a central angle of 1°57'21" an arc distance of 16_21 feet to
