to the City of Arroyo Grande, a municipal corporation, is hereby
accepted in accordance with Resolution No. 453, recorded the 26th
day of August, 1960, in Volume 1081, Official Records, Page 344,
San Luis Obispo County, California, and the Grantee consents to
recordation thereof.

DEDICATION OF EASEMENT
FOR SLOPE AND DRAINAGE
FACILITIES MAINTENANCE PURPOSES
For valuable consideration, receipt of which is hereby acknowledged,
Oak Park Acres, a limited partnership, 'being owners of Lot 13 of Tract
604 in the City of Arroyo Grande, County of San Luis Obispo, California
do hereby offer to dedicate to the City of Arroyo Grande for slope main-
tenance and drainage facilities maintenance purposes, an easement over a
portion of said Lot 13 Tract 604 described as follows:
A portion of Lot 13, Tract 604, as shown in Book 9 of Maps at Page 39
in the office of the San Luis Obispo County Recorder, California, and more
particularly described as follows:
Parcel A: Commencing at a 21/2" B.C. Street Mon. , R.C.E. 22429 located
at the centerline intersection of Oak Park Blvd. and Noyes Road said point
being a point on a curve on the monument line as shown in Book 38, Page 41
of Licensed Surveys, recorded in the office of the County Recorder of said
County, said curve being concave southeasterly and having a radius of 1000.00
feet, radial line to said point bears South 49°35'24" East thence South-
westerly along said curved monument line through a central angle of 5°28'46",
an arc distance of 95.63 feet; thence continuing along said monument line
South 34°55' 50" West, 434.65 feet; thence departing from said monument
line South 55°04' 10" East, 32.00 feet to a point on the easterly right-of-way
line of Oak Park Blvd. as shown on said licensed survey, said point also
being the beginning of a curve concave westerly and having a; radius of 532.00
feet, said point also being the TRUE POINT OF BEGINNING;

thence continuing South 55°04'10" East 48.00 feet, thence North 34°55'50"
East 434.65' , thence thru a tangent curve concave southeasterly with a
radius of 920.00 feet, thru a central angle of 18°30'30" and an arc length
of 297.18 feet, thence North 53°26 '20" East 670.07 feet, thence North
36°33'40" West 48.00 feet, thence South 53°26'20" West 670.07 feet, thence
thru a tangent curve, concave southeasterly with a radius of 968 feet thru
a central angle of 18°30'30" and an arc length of 312.69 feet, thence
South 34°55'50" West 434.65 feet to the TRUE POINT OF BEGINNING containing
1.55 acres.
Parcel B is described as follows:
Commencing at a 21/2" brass cap monument, stamped R.C.E. 22429 located
at the centerline intersection of Oak Park Blvd. and Noyes Road as shown
in Book 38 of licensed surveys at Page 41 in the office of said County
Recorder, said point of intersection being a point on a curve on the
monument line as shown on said licensed survey, said curve being concave
southeasterly and having a radius of 1000 feet, radial line to said
point bears South 49°35'24" East thence northeasterly along said curve
227.40 feet thru a central angle of 13°01'44" to a 21/2" Brass Cap Monument
set at the end of the foregoing curve and as shown in said licensed
survey, thence North 36°33'40" West 43.00 feet to the northeasterly terminus
of a curve on the northwesterly right of way of said Noyes Road, said
point being the TRUE POINT OF BEGINNING of this description of this north
westerly portion of this drainage and slope maintenance easement:
Thence North 53°26'20" East 265.25 feet to a point on a curve concave
northerly having a radius of 281.40 feet radial line to said point bears
North 2°44'23" East, thence westerly to a point along said curve thru a
central angle of 11°48'33" and an arc length of 58.00 feet radial line to
said point bears North 14°32'56" East, thence South 53°26'20" West 220.72
feet, thence along a tangent curve concave southeasterly with a radius
of 1080 feet thru a central angle of 10°56'29" and an arc length of 206.24
feet, to a point on a non-tangent curve concave northerly, having a radius
of 50.00 feet, radial line to said point bears North 28°42'16" East

thence easterly and northeasterly along said non-tangent curve concave
northerly with a radius of 50' thru a central angle of 73°39'38" and an
arc length of 64.28' thence northeasterly along a tangent curve southeasterly
with a radius of 1043 feet being the proposed right-of-way line per said
licensed survey, thru a central angle of 8°23'42" and an arc length of
152.82 feet to the TRUE POINT OF BEGINNING of the description of this
easement, containing 0.37 acres.
