accepted in accordance with Resolution No. 453, recorded the 26th
day of August, 1960, in Volume 1081, Official Records, Page 344,
San Luis Obispo County, California, and the Grantee consents to

FOR PUBLIC ACCESS AND UTILITY PURPOSES
For valuable consideration, receipt of which is hereby acknowledged,
Oak Park Acres, a limited partnership, being owners of Lot 13 of Tract 604,
recorded in Book 9 Page 39 of maps in the County of San Luis Obispo, State
of California, do hereby dedicate to the City of Arroyo Grande, for road
right-of-way and public access and public utility purposes, a portion of
the property described as follows:
A portion of Lot 13, Tract No. 604, as shown in Book 9 of maps at
Page 39, in the office of the County Recorder, County of San Luis Obispo,
State of California, described as follows:
Commencing at a 21/2" Brass Cap street monument stamped R.C.E. 22429
located at the centerline intersection of Oak Park Blvd. and Noyes Road as
shown in Book 38 of licensed surveys at Page 41 in the office of said County
Recorder, said point of intersection being a point on a curve along the
monument line as shown on said licensed survey, radial line to said point
bears South 49°35' 24" East.said curve_being concave southeasterly akid having
a radius of 1000.00 feet; thence southwesterly along said curved monument
line through a central angle of S°28'46", an arc distance of 95.63 feet;
thence continuing along said monument mini South 34°55'50" West, 434.65 feet;
thence departing from said monument line South 55°04'10" East, 32.00 feet
to a point on the easterly right-of-way line of said Oak Park Blvd. as shown
on said licensed survey, said point also being the southerly terminus of
a curve concave westerly and having a radius of 532.00 feet, said point also
being the "TRUE POINT OF BEGINNING":

1) Thence northerly along said curved and easterly right-of-way
line of Oak Park Blvd. through a central angle of 14°12' 16", an
arc distance of 131.89 feet;
2) Thence continuing along said easterly right-of-way North 20°43'24"
East, 368. 71 feet to the beginning of a tangent curve, concave
Westerly and having a radius of 232.00 feet;
3) Thence continuing along said easterly right-of-way, northerly
along said curve through a central angle of 3S°32' 31", an arc
distance of 143.92 feet;
4) Thence continuing along said easterly right-of-way, North
14°48'47' West, 22.02 feet to a point of cusp, the intersection
of said easterly right-of-way and the northerly "proposed future"
right-of-way as shown in said licensed survey, being the beginning
of a curve, concave northeasterly and having a radius of 243.00
feet;
5) Thence southeasterly along said proposed right-of-way through
a central angle of 20°05'42", an arc distance of 85.23 feet to a
point of compound curvature, radial line to said point bears

6) Thence easterly along said second curve also on said proposed
right-of-way through a central angle of 100°02'53", an arc distance
of 87.31 feet to a point of reverse curvature, radial line to said

7) Thence northeasterly along said third curve, also on said proposed
right-of-way, through a central angle of 8°23'42", an arc distance
152.82 feet;
8) Thence continuing along said proposed right-of-way North 53°26'20"
East along a tangent to last said curve 265.25 feet to a point on
the southerly right-of-way of Noyes Road as shown on said licensed
survey, said point being in a curve concave northerly and having
a radius of 281.40 feet, radial to said point bears North 2°44'23"
East.

9) Thence easterly along said curved southerly right-of-way through
a central angle of 21°13'51", an arc distance of 104.27 feet, to
a point of compound curvature, the second curve being concave north-
westerly and having a radius of 1420.00 feet, radial to point of
compound curvature bears North 23°58'14" West.
10) Thence northeasterly along said second curve also on southerly
right-of-way through a central angle of 12°35'26", an arc distance
of 312.04 feet to a point of cusp on the southerly "proposed
future" right-of-way per said licensed survey, said right-of-way
being tangent to last said curve;
11) Thence South 53°26'20" West along said southerly proposed right-
of-way, 670.07 feet to the beginning of a curve, concave south-
easterly and having a radius of 968.00 feet;
12) Thence southwesterly along said curved southerly proposed
of-way through a central angle of 18°30'30", an arc distance of
312.69 feet;
13) Thence continuing along said southerly proposed right-of-way,
South 34°55'50" West along a tangent to last said curve, 434.65
feet to the TRUE POINT OF BEGINNING.
