the County of San Luis Obispo, State of California, hereinafter termed Offeror:
WHEREAS, said Offeror deaires to make an offer to dedicate, irrevocably,
to the public,an easment, for public road purpoaea, which offer may be accepted
at any time by any governmental entity which has the power to establiah, conatruct
and maintain roada.
NOW, THEREFORE, said Offeror covenants and promisea as follows:
1. That said Offeror is the owner of the following intereat
described below:
Lots 13 and 14 in Block 6 of Western Addition to the Town
of Arroyo Grande, in the City of Arroyo Grande, County of
San Luis Obispo, State of California, according to map
recorded April 10, 1894, in Book B, at Page 10 of Maps.
EXCEPTING from said land those portiona as conveyed to
the State of California by deed recorded October 27, 1931,
in Book 108, Page 451, of Official Records.
2. That said Offeror does hereby irrevocably and in perpetuity
offer to such a goverpmental entity a dedication of a
public right-of-way for road purposes and incidental uses
upon the following described property:

� of Arroyo Grande, County of San Luis Obispo, State of

t1 � at Page 10 of Maps, in the office of the County Recorder

h � Beginning at the most Easterly corner of said Block
(j � 6, being also the interaection of the Southwesterly
� rigiit-of-way line of Barnett Street and Northwesterly
right-of-way line of Cornwall Avenue;
Thence along the Northwesterly line of said Block 6
North 23° OS' 00" West 84.64 to a point;
Thence at right angles South 66° SS' 00" West 3.50
feet to a point on a curye from which the radius point
therefor bears South 66° 55' 00" West 133.50 feet distant;
Thence Northwesterly along said curve concave
Southwesterly with a radius of 133.50 feet through a
central angle of 17° 40' 03" an arc distance of 41.17
feet to a point on the Southeasterly line of said Lot 13,
which is the TRUE POINT OF BEGINNING;

Thence continuing Northwesterly along said curve
with a radius of 133.50 feet through a central angle of
14 37' 33" an arc distance of 34.08 feet to a point on a
curve from which the radius point therefor bears North 8°
39' 17" East 2550.00 feet distant, being also on the
Southerly right-of-way line of the California State
Highway (now E1 Camino Real) as described in the deed
recorded in Book 108 at Page 451 of Official Records in
said County Recorder's office;
Thence Southeasterly along said right-of-way and
curve concave Northerly with a radius of 2550.00 feet
through a central angle of 0° 38' 09" an arc distance of
28.30 feet to a point on the Northeasterly line of said
Block 6;
Thence along said Northeasterly line South 23 OS'
00" East 16.06 feet to the East corner of said Lot 13;
Thence along the Southeasterly line of eaid Lot 13
South 66° 57' 00" Weat 9.80 feet to the True Point of
Beginning, containing 319 square feet.
The bearinga and distances used herein are based on
the dimensiona shown on the Record of Survey map filed in
Book 43 at Page 56 of Licenaed Surveys in said County
Recorder's office.

3. That until such time as the above offer to dedication is
accepted by such goverment entity, all owners of property
contiguous to the above described road parcel shall have
the right to the use of said road parcel as a private road.
4. ThaE asid Of€eror agrees thaE seid offer to dedication
ahall be irrevocab2e and that auch a government entity may,
at any time in the future, accept said offer of dedication
of the public right-of-way.
5. That said Offeror agrees that this irrevocable and perpetual
Offer to Dedicate is and shall be binding on his heirs,
legatees and assignees.
IN WITNESS WHSREOF, this Offer to Dedicate is hereby executed the
