Banking Association , hereinafter termed Offeror:
W[-IEREAS, said Offeror desires to make an offer to dedicate,
irrevocably, to the public, an easement, for public road purposes, which
offer may be accepted at any time by any goverrmental entity wt�ich has the
poc,�r tn establish, construct and maintain roads.
NOW, THEREFORE, said Offeror covenants and pranises as follows:
1. 'Ihat said Offecor is the owner of the Eollowirr� interest
described below:

Obispo, State of California as described in deed to Bank
of Pmerica NP & SA, recorded December 31, 1981 in Volune
2379 Page 646 of Official Records.
2. 'lt�at said Offeror does hereby irrevocably and in peretuity
offer to such goverrmental entity a dedication of a public right-of-way for
road purposes and incidental uses upon the following described property:
Beginning at the northerly most corner of tY,at
certain parcel of land shown on the reversion to acreage
map filed in Map Book 8, page 25, and the Licensed
Survey filed in Book 47, ?age 3 of Licensed Surveys in
the Office of the (binty Recorder, Coim ty of San Luis
Obispo, State of California, being the TRUE POINT OF
BDGINNING of the herein described dedicated land;
Thence, alor�g the southerly right-of-way of
Larchmont Drive, S89`28'17"W, 17.00 feet, to the
be3innir� of a tangent curve having a radius of 17.00
feet;
Thence, leaving said southerly right-of-way of
Larchmont Drive alor� said curve, easterly and to the
right throu3h a central angle of 89'S9'S4", for a length
of 26.70 feet, to a point alorg the westerly
right-of-way of Wesley Avenue;
Thence, along said westerly right-of-way of
�idesley Avenue, N 7`31'49"W, 17.00 feet, to the 'iRUF.

accepted by such a goverrment entity, all owners of property contiguous to
the above described road parcel shall have the right of the use of said
road parcel as a private road.

irrevocable and that such a goverrment entity may, at any time in the
future, accept said offer of dedication of the public right-of-way.
5, 'I4�at said Offeror agrees that this irrevocable and perpetual
Offer to Dec3icate is and shall be binding on his heirs, le�atees and
assignees.
