THIS IRREVOCABLE AND PERPE � - T � U - AL OFFER TO DEDICATE, is made

undersigned, col ectively hereinafter t rmed "Offeror":
WHEREAS, said Offeror desires to make an offer to dedicate,
irrevocably, to the public, the interests hereinafter described,
which offer may be accepted at any time by the City of Arroyo
Grande or its designee;
NOW, THEREFORE, said Offeror covenants and promises as
follows:
1. That said Offeror is the owner of the following
described real property located within the City of Arroyo Grande,
County of San Luis Obispo, State of California:
Parcel One as shown on Record of Survey map recorded in Book
36 at Page 7 of Record of Surveys in the Office of the
County Recorder of San Luis Obispo County.
2. That said Offeror does hereby irrevocably and in
perpetuity offer to such governmental entity a dedication of the
interests described as follows:

An Offer of Dedication for Road Purposes on, over and under
a portion of Lots 2 and 3 of the La Belle Tract, in the City of
Arroyo Grande, County of San Luis Obispo, State of California, as
shown on the map recorded in Book A at Page 142 of Maps in the
office of the County Recorder of said County; said portion also
being a portion of Parcel 1 as shown on the Aecosd of �urvey map
recorded in Book 36 at Page 7 of Record of Surveys in the office
of the County Recorder of said County, described as follows:
Beginning at the South corner of said Parcel 1, thence along
the Southwesterly line o£ said Parcel 1, North 63° 17' 17" West,
247.14 feet to the most Westerly corner of said Parcel 1; thence
along the Northwesterly line of said Parcel 1, North 31° 20' 00"
East, 16.49 feet; thence leaving the Northwesterly line of said
Parcel 1, South 62° 18' 00" East, 246.83 feet to a point on the
Southeasterly line of said Parcel l; thence along the
Southeasterly line of said Parcel 1, South 31° 20' 00" West,
12.22 feet to the point of beginning, containing 0.081 acres.

An Offer of Dedication for Street Tree and Public Utility
Easements over the portion of real property described as
beginning at the South corner of said Parcel 1(described in the
foregoing Parcel A), thence along the Southeasterly line of said
Parcel 1, North 31° 20' 00" East, 12.22 feet to the True Point of

Beginning; thence along the Southeasterly line of said Parcel 1,
North 31° 20'00" East 10.02 feet; thence leaving the
southeasterly line of said Parcel 1 North 62° 18' 00" West,
246.83 feet to a point on the Northwesterly line of said Parcel
1; thence along the Northwesterly line of said Parcel 1, South
31° 20' 00" West, 10.02 feet; thence leaving the Northwesterly
line of said Parcel 1 South 62° 18' 00" East 246.83 feet to the
True Point of Beginning, containing 0.057 acres.
3. That until such time as the above offer of dedication is
accepted by such a governmental entity, all owners of property
contiguous to the above described parcels shall have the right to
the use of said offered parcels €or the purposes stated in the
descriptions of said offered parcels.
4. That said Offeror agrees that said offer of dedication
shall be irrevocable and that such a governmental entity may, at
any time in the future, accept said offer of dedication of the
parcels individually or collectively.
5. That said Offeror agrees that this irrevocable and
perpetual Offer to Dedicate is and shall be binding on their
heirs, legatees, successors and assignees.
IN WITNESS WHEREOF, this Irrevocable and Perpetual Offer to
Dedicate is hereby executed by the said Offeror effective on the
day and year first written above.
