DECLARATION OF COVENANTS AND RESTRICTIONS
ESTABLISHING MUTUAL ACCESS AND PARKING EASEMENT.

EDMUND BLANKENBURG and MILLIE MARINE BLANKENBURG, husband and wife, and
KENT HANNON BLANKENBURG, hereinafter called "Declarant," as follows:
RECITALS:
A. Declarant is the owner of certain real property in the City of
Arroyo Grande, County of San Luis Obispo, State of California, more
particularly described as follows:
PARCEL B OF PARCEL MAP AG-84-166, ACCORDING TO MAP RECORDED
APRIL 24, 1985, IN BOOK 37, AT PAGE 25, OF PARCEL MAPS
PARCELS A AND B OF PARCEL MAP AG-75-325, ACCORDING TO MAP
RECORDED FEBRUARY 3, 1976, IN BOOK 19, PAGE 13, OF PARCEL MAPS.
All of said properties are hereinafter collectively called "the subject
properties."
B. The subject properties contain certain building improvements
thereon, together with areas improved and used for driveways, parking,
landscaping, and accessory uses.
C. Declarant intends by this Declaration to establish a common plan
for all of the subject properties, whereby that portion of the subject
properties used for driveways, parking, landscaping and accessory uses,
more particularly described in Exhibit A, attached hereto, shall constitute
a reciprocal common easement f.or the mutual benefit of each of the prop-
erties herein described, the same to run with the land.
NOW, THEREFORE, Declarant hereby declares that the subject properties
and each and every parcel comprising the same shall be held, conveyed;-
used, occupied, and improved subject to the following uniform covenants,
conditions, and restrictions for the benefit and protection of the
respective owners of the subject properties, and to run with the land and
be binding on all parties having or acquiring any right, title, or interest

therein, to inure to the benefit of and be binding upon each successor
and assignee in interest of Declarant, and to apply with equal force and
effect to each of the lots therein. Any conveyance, transfer, sale, or
assignment made by Declarant of any portion of the subject properties shall
be deemed to incorporate by reference, and be subject to, each of the pro-
visions of this Declaration.
1. CREATION OF RECIPROCAL EASEMENT: Declarant hereby declares that
the property more particularly described in Exhibit A, attached hereto and
incorporated herein, be and shall constitute a reciprocal easement appurte-
nant to each of the parcels of property comprising the subject properties
for parking, ingress and egress, accessory landscaping, and underground
utilities appurtenant to each of the parcels of property herein described.
2. PURPOSE OF EASEMENT: The easement shall be for the purpose of
vehicular and pedestrian ingress and egress to and from each of the
properties herein described; for employee, customer, and invitee parking
for each of said properties; and for accessory landscaping and utility
purposes.
3. RESTRICTIONS: No owner of any of the subject properties shall
in any manner obstruct, or allow the obstruction, of any portion of the
easement, or permit any of their employees, customers, or business invitees
to park any vehicle upon the easement other than in a designated parking
space.
4. MAINTENANCE: The respective owners of each of the three parcels
of property comprising the subject properties shall each be liable for and
shall pay one-third (1/3) of the cost of maintenance and repair of the
entire easement.
5. AMENDMENT: This Declaration may be modified, amended, or delet-
ed by the execution of an amended Declaration, or of an amendment to this
Declaration, duly executed and acknowledged by all of the owners of the
subject properties. Such amendment shall not be effective for any purpose
until approved by the City of Arroyo Grande, and recorded in the office
of the San ,Luis Obispo County Recorder.

That portion of Lot 7 of the Folsom Tract in the City of Arroyo Grande, County
of San Luis Obispo, State of California, according to the map thereof filed in
Book B of Maps at Page 75 in the office of the County Recorder of said County,
described as follows:
Parcel B of Parcel Map AG 84-166 according to the map thereof filed in Book 37
of Parcel Mape at Page 25 in said County Recorder's office and Parcels A and B
of Parcel Map AG 75-325 according to the map thereof filed in Book 19 of
Parcel Maps at Page 13 in said County Recorder's office.
