ably, to the public, an easement, for public road purposes, which offer
may be accepted at any time by ang governmental entity which has the power
to establish, construct and maintain roads.
NONT, �EFORE, said Offeror covenants and promises as follows:
1. That said Offeror is the owner of the following interest described
below:
Fee owner of property described in attached E7chibit A.
2. That said Offeror does hereby irrevocably and in perpetuity offer
to such governmental entity a dedication of a public right-of-way for road
purposes and incidental uses upon the foilowing described property:

3. That said Offeror agrees that said offer of dedication shall be
irrevocable and that such a governtnent entity may, at any time in the future,
accept said offer of dedication.
4. That said Offeror agrees that this irrevocable and perpetual Offer
to Dedicate is and shall be binding on his heirs, legatees, successors and
assignees.

Description
That part of the portion of Lot 104 of the James T. Stratton's
Subdivision of the Ranchos Corral De Piedra, Pismo and Bolsa De
Chemisal, in the City of Arroyo Grande, County of San Luis Obispo,
State of CaliPornia, conveyed to Walter G. Stults by deed recorded
October 29, 1973, in Volume 1750 at Page 961 of Official Records,
lying northwesterly of the following described line:
Beginniny at a pcint on the southwest line of said Stults
property distant thereon S 32 59� 34�� E 15.00 feet from the
south line of the highway right of way described in the deed to
the State of California recorded July 21, 1931, in Volume 108 at
Page 387 of Official Records; thence, N 72 50' 47" E 38.90 feet,
more or less, to a point on last said south line; thence, easterly
along last said line an arc distance of 40.39 feet to the north-
east line of said Stults property.
