�E'AS, Charles Doster and Carlen Landeck (hereinafter "Doster/Landeck")
are lessees of certain real property located in the City of Arroyo Crande, County
of San Luis Obispo, State of California herein described as follows:

All of Lot 17 and that portion of Lots 14 and 16 in Block 7 of the
subdivision of property belonging toW. N. Short, T.J. Mason and W. Whiteley,
in the City of Arroyo Grande, County of San Luis Obispo, State of California,
according to the map recorded October 1, 1887, in Book A, Page 48 of maps
in the office of the County Recorder of sa�d County, described as a whole
as follows:
BEGINNING at the most northerly corner of said Lot 17; thence South 60
degrees 55' west along the northwesterly line of Lots 17 and 16, a distance
of 79 feet 1 1/2 inches to the most westerly corner of the land described
in the Deed to Lewis C. French, et al, recorded March 21, 1923, in Book 160,
Page 31 of Deeds; thence southeasterly along the southwesterly line of the
land described in said deed to the southeasterly line of Lot 14; thence
northeasterly along said southeasterly line to the southwesterly line of
Whiteley Street;
Thence northwesterly along the southwesterly line of Whiteley Street, 220
feet 5 1/2 inches to the point of beginning.
FxCEPT therefrom that portion of said lots 16 and 17 lying within the lines
of Branch Street as widened.

That portion of Whiteley Street as shown on the map of subdivisions of
property belonging to W. N. Short, T. J. Mason and W. Whiteley recorded
October 1, 1887, in Book A, Page 48 of Maps in the office of the County
Recorder of said County, as abandoned and vacated by resolution of the City
Coimcil of the City of Arroyo Grande, which would pass by a conveyance of
Lots 14 and 17 in Block 7 of said subdivision.

Wf�RItF1�5, lessees intend to offer to the City of Arroyo Grande ("City") an
easenent for the term of their lease, for the purpose of public access on the
property ("Easgrient"), described as follows:
Those portions of Lots 14, 16 and 17 of Block 7 of the subdivision of
property belonging to W. N. Short, T. J. Mason and W. idhiteley, in the City
of Arroyo Grande, County of San Luis Obispo, State of California, accordinq
to the map recorded October 1, 1887, in Book A, Page 48 of maps in the office
of the County Recorder of said County, described as follows:
BEGINNING at a point along the southwesterly line of the land described in
the Deed to Lewis C. French etal, recorded March 21, 1923, in Book 16G, Page
31 of Deeds, said point being southeasterly, 123 feet more or less from the
most westerly corner of the land descr•ibed in said Deed; said point beiag
also an angle point being the southerly vertex of a landscaping area; thence
northeasterly, 28.5 feet more or less to a point; thence northwesterly and
at a right angle with the last mentionecl course, 18 feet more or ! ess; thence
northeasterly and at a right angle with the last mentioned course, 12 fee'
more or less; thence southwesterly and at a right angle with the ;ast
mentioned course, 28 feet more or less; thence southwesterly and at a right
angle with the last mentioned course, 35 feet more or less to a point aioag
the southwesterly line of the land described in the said Deed to Lewis C.
French etal; thence northwesterly along said westerly line of said Deed, to
the point of beginning.

�S, it is intended that the legal description in paragraph B above
should define that portion of the property improved with a concrete walkway and wood
deck and as shown on Exhibit "A" attached hereto and incorporated by reference.

WI�RFAS, this agreement shall remain in effect for the period of any
leasehold interest held by Doster/Landeck and each of them, and shall be binding on
their heirs, successors and assigns, transferees or beneficiaries, and Doster/Landeck
further agree that should either or both of th�n purchase said property a pernianer.t
easzment therein shall be granted to the City.

Offer to Dedicate Exclusive Easement.
Pursuant to this docwrnent, Lessees hereby offer to dedicate an exclusiv�
eas�xnent to the City upon the Easement as described in the recitals hereof,
and upon the Exhibit "A" map attached hereto.
Citv's Ri4hts of Use.
The City shall have the right of public access upon the easexrient.
