Portions of the land described in the deed recorded in Book 3455, Page 273 of O�cial Records
in the San Luis Obispo County Recorder's Office, also being a portion of Lot 18 of Tract No. 10 as
shown on the map filed in Book 5 of Maps at Page 28, in said County Recorder's Office, in the City
of Arroyo Grande, County of San Luis Obispo, State of California, said portions described in
Parcels 1 and 2 as follows:
Parcel 1
The easterly 26.5 feet of the land described in said deed being bounded on the east by the center
line of Spruce Street as shown on said map.
Parcet 2
Beginning at the intersection of the westerly right of way line of Spruce Street as shown on said
map with the southerly line of the land described in said deed;
Thence along said westerly right of way line north 00° 06' 00" west 18.68 feet;
Thence leaving said right of way line south 44° 57' 20" west 24.31 feet to a point on said southerly
tine which bears south 89° 54' 47" west 18.71 feet from the Point of Beginning;
Thence along said southerly line north 89° 54' 47" east 18.71 feet to the Point of Beginning.
Except that portion lying within Parcel 1 as herein described above.
