PUBLIC WATER AND UTILITY EASEbtENT
THIS OFFER TO DEDICATE, made this � day of � 2002:
By Anthony G. Janowicz and Rosemarie Janowicz, Husband and Wife as 7oint Tenants, of the City of
Aaoyo Grande, State of California, hereinafter termed OfFeror.
WHEREAS, said Offeror desires to make an iaevocable and perpetual offer to dedicate a public wa[er line
easemenh,and
WHEREAS, said Offeror desires to make an irrevocable and perpetual offer to dedicate a public utility
easement (PUE); and,
NOW, THEREFORE, For a valuable consideration, tlie receip[ and sufficiency of which is hereby
acknowledged, said OFferor covenants and promises as follows:
I. That said Offeror is the owner of the real property described in E�ibit A and shown schematically
in exhibit A-1.
2. That said Offeror does hereby offer to the public a public water and public utility easement, over
under, upon and across the following property described in Exhibit B and schematically in exhibit
B-1.
3. That said Offeror agrees that the public water line and utility easement, is and shall be binding on
their heirs, legatees, successors and assignees.

Parcel 1:
All those portions of Lot 33 of the resubdivision of the Ranchos Corral de Piedra, Pismo and Bolsa de
Chemisal, made by R.R. Harris in November 1885, in the City of Arroyo Grande, County of San Luis
Obispo, State of California, according to a map of which resubdivision is recorded November 24, 1886
in Book A, Page 63 of Maps, described as follows:
Beginning at the Northwest corner ot Lot 33 ot the resubdivision of the Fianchos Corral de Piedra, Pismo
and Bolsa de Chemisal, as laid down and designated upon a map entitled "Map of the Resubdivision
of a part of the Ranchos Corral de Piedra, Pismo and Bolsa de Chemisal"; "
Thence South along the Westerly boundary ot said Lot, 210 feet;
Thence East along said Lot and parallel with the Northern boundary thereof, 146.06 feet (record 147
1 /2 feet);
Thence North along the Easteriy boundary of said
Thence West along the Northern boundary of said
of Beginning.
Lot, 210 feet to the Northeast corner of said Lot;
Lot, 746.28 feet (record 147 1/2 feetl to that Point
Excepting therefrom a non-exclusive easement for access and utility purposes over a 20 foot wide strip
over and across the land described in the deed to Theodore W. Powers, et ai., recorded December 1,
1972 in Book 1699, Page 761 of Otticial Records, said strip lying 15 feet Easterly and 5 feet Westeriy
of the following described line:
Commencing at the Easterly corner of Parcel 1 of said Powers Deed, marked by an iron pipe tagged LS
4059 according to the Records of Survey recorded in Book 20, Page 67 of Licensed Surveys of said
County;
Thence along the Southeasterly line of said Parcel 1 and the extension thereof, South 57 ° 1 1'35" West,
754.06 feet to an iron pipe tagged LS 4059 according to said Records of Survey, and being the True
Point of Beginning;
Thence North 15 °20' West 26.0 feet to the beginning of a curve concave to East having a radius of
45 feet;
Thence Northerly along said curve through a central angle of 71 ° a distance of 55.8 feet;
Thence North 55°40' East, 65.0 feet;
Thence North 16°40' East, 53.5 to a point on the Northeast line of said Parcel 1. The side lines of said
strip to be extended or shortened to meet at angle points, and to terminate in the Northeast and
Southeast lines of said Parcel 1.
Parcel 2:
That certain strip of land 8 feet in width lying along the Northeasterly boundary of Lot 34 of the
Subdivision of Lots 78, 79 and (C) of Rancho Corial de Piedra, Pismo and Bolsa de Chemisal, in the City
of Arroyo Grande, County of San Luis Obispo, State of California, according to map made by R.R.
Harris in 1885 and recorded November 24, 1886 in Book A, Page 63 of Maps. Said property being the
same as that property reserved by deed recorded September 13, 1892 in Book 17, Page 217 of Deeds.
Excepting therefrom a non-exciusive easement for access purposes over all of Parcei 2 as an
appurtenance to the remaining lands of the grantors lying to the Northeast.

Subord ination Agreement.
