THIS OFFER TO DEDICATE, made this 8 day of ��- , 14 �+ by

Calif ia, hereinafter termed Offeror:
Whereas, said Offeror desires to make an offer to dedicate, irrevocabiy, to the public, an
easement, for Public Road and Public Utility purposes, which offer may be accepted at
any time by any govemmental entity which has the power to establish, construct and
maintain Roads and Public Utilities.
NOW, THEREFORE, said Offeror covenants and promises as follows:
1. That said Offeror is the owner of the following interest described below:
See Exhibit'A"
2. That said Offeror does hereby irrevocably and in perpetuity offer to such
govemmental entity a dedication of a public right-of-way for Road and Public Utility
purposes and incidental uses upon the following described property:
See Exhibit "B"
3. That until such time as the above offer of dedication is accepted by such a
� govemmental entity, all owners of properry contiguous to the above described Road
and Public Utility easement parcel shall have the right to the use of said Road and
Public Utility easement parcel as a private Road and Public Utility easement.
4. That said Offeror agrees that said offer of dedication shall be irrevocable and that
such a government entity may, at any time in the future, accept said Offer of
Dedication of the public right-of-way.
5. That said Offeror agrees that this irrevocable and perpetual Offer to Dedicate is and
shall be binding on his heirs, legatees and assignees.
IN WITNESS WHEREOF, this Offer to Dedicate is hereby executed by the said
Offeror on the day and year first above written.

the Map of the Town of Grover, drawn by A. Lundquist, filed for record in the office of
the Counry Recorder of the County of San Luis Obispo, November 23, 1892, and Lot
One (1) of J.F. BecketYs Grand Avenue Tract according to the map of said tract filed for
record in the office of the County Recorder of the County of San Luis Obispo,
September 26, 1891, described as follows: Commencing at the point in the South line
of Grand Avenue as conveyed to the County of San Luis Obispo, by deed recorded May
13, 1913, in Book 97 of Deeds, at page 94, records of said County, said point being
South 86°45'00° East 468.00 feet from the Northwest comer of Block 87 of said Town of
Grover, and also being at the point of intersection of the said South line of Grand
Avenue with the East line of the property conveyed to Marie L. Colwell by deed
recorded in Book 161 of Deeds, at page 195, records of said County; thence along said
South line of Grand Avenue South 86°45'00" East, 253.00 feet to the True �oi�1t ofi
Beginning; thence South 3°14'46" West 265.93 feet; thence North 04°59'47" East
241.81 feet to the beginning of a tangent curve concave southeasterly having a radius
of 25.00 feet through a central angle of 88°15'13"; thence northeasterly along the arc of
said curve, a distance of 38.51 feet to said South line of Grand Avenue; thence along
said South line of Grand Avenue North 86°45'00" West, a distance of 32.38 feet to the
True Point of Beginning and containing 1,205 square feet, more or less.

September 26, 1891, described as a whole as follows: Beginning at a point in the South
line of Grand Avenue as conveyed to the County of San Luis Obispo by deed recorded
May 13, 1913 in Book 97 of Deeds, at page 94, records of said County, said point being
South 86°46'00" East 721 feet from the Northwest comer of Block 87 of said Town of
