COVENANT RUNNING WITH THE LAND
WE, the undersigned, being the fee owners of the following
described real property in the City of Arroyo Grande, County of
San Luis Obispo, State of California, more particularly described
in the deed recorded in Volume 1618 at page 29 of San Luis Obispo
County Official Records and the deed recorded in Volume 1620 at
page 994 of SannLuis Obispo County Official Records both of which
are incorporated herein by reference, hereby make the following
declarations as to limitations, restrictions, uses to which
said parcels and /or tract may be put, hereby specifying that said
declarations shall constitute covenants to run with all of the
land as provided by law and shall be binding on all parties and
all persons claiming under them, and for the benefit of and
limitation upon all future owners to said addition, this dec-
laration of restriction being designed for the purpose of providing
for certain street improvement work prior to the use and development
of the hereinafter described property.
This covenant is executed in consideration of the City of
Arroyo Grande having accepted street improvements on Brighton
Street and allowing the undersigned to record Parcel Map AG -74 -48
and AG -74 -49 without improvement of that certain street area
designated on said parcel maps as "road easement" sometimes called
"Ruth Ann Way ". Although said Parcel Maps are presently unrecorded,
it is anticipated that they will be recorded shortly after execution
of this covenant. 10'
The owners covenant not to improve, sell or convey parcels
three or four of Parcel Map AG -74 -49 until the City of Arroyo CP
Grande has accepted the street improvements required by the City
of Arroyo Grande for said "road easement" area.
Attached hereto as Exhibit "A" is the legal description of
property included in the deed recorded in Volume 1618, at page 29
of San Luis Obispo County Recorder's official records.

of San Luis Obispo County official records.

Beginning at a stake on the North line of the present Grand Avenue
from which stake G -17, at the Easterly line of Lot 15 of the Folsom

East 867,1 feet distant; thence North 3 1/4° East, 540 feet to the
