That portion of Lot 106 of the Subdivisions of the Ranchoa
Corral de Piedra, Pismo and Bolsa de Chamisal, in the City of
Arroyo Grande, County of San Luis Obispo, State of California,
according to map surveyed by Jas. T. Stratton, C.E., in September,
1873, and filed for record in the Office of the County Recorder
of said County, described as follows:
Beginning at a stake on the North line of the present Grand
Avenue, from which stake G-17 at the easterly line of lot 15
of the Folsom Tract, according to map filed for record September
26, 1891, in the Office of the County Recorder of said County
bears South 86 3/4° East 867.1 feet distant; thence leaving said
line North 3 1/4° East 1080 feet to the southeast corner of the
property conveyed to Kenneth Berryhill, et al by deed recorded
June 23, 1972, in Book 1674, Page 747 of Official Records of said
County and the True Point of Beginning:
Thence along the easterly line of said property North 3 1/4°
East 135.00 feet to the northeasterly corner thereof;
Thence along the northerly line of said property North
86 3/4° West 33.68 feet to a curve concave easterly, with a radius
of 50 feet, tangent to a line which bears South 16°25'46" West;
Thence along said curve through a central angle of 52°07'19",
an arc distance of 45.48 feet to a reverse curve concave westerly,
with a radius of 40 feet, tangent to a line which bears South
35°41'33" East;
Thence along said curve through a central angle of 38°56'33"
an arc distance of 27.19 feet to a point on a line that is parallel
with and 15.00 feet from the easterly line of said property;
Thence along said line South 3 1/4° West 67.03 feet to the
southerly line of said property;
