THIS OFFER TO DEDICATE, made the 18th day of January I
1 9 78 • by Vick Pace Construction Co. , Inc.
of the city of Arroyo Grande, State of California, hereinafter
termed Offeror:
WHEREAS, said Offeror desires to make an offer to dedicate,
irrevocably, to the public, an easement, for public road purposes,
which offer may be accepted at any time by any governmental entity
which has the power to establish, construct and maintain roads.
NOW, THEREFORE, said Offeror covenants and promises as follows:
1. That said Offeror is the owner of the following interest
described below;__
Lot 2 o shown on map filed in Book 9 of Maps at
Page 19 in the County Recorder's Office, County of San Luis Obispo,
State of California.

2. That said Offeror does hereby irrevocably and in perpetuity
offer to such a governmental entity a dedication of a public right -of-
way for road purposes and incidental uses upon the following described
property:
(Description)
A strip of ground two feet in width Offered for Dedication for public
sidewalk purposes, said strip of land lies within that area previously
offered for public utility easement purposes, described as follows:
Beginning at the most northerly corner of Lot 2 of Tract No. 453 as
shown on map filed in Book 9 of Maps at Page 19 in the County Recorder's
Office, County of San Luis Obispo, State of California, said point
also being on the southwesterly line of Via La Barranca of said Tract;
Thence along said lot and road line on a curve concave northeasterly
with a radius of 171.00 feet, tangent to a line which bears South
42 °20'51" East, through a central angle of 13 °24'09" an arc distance
of 40.00 feet;
Thence tangent to said curve South 55 °45'00" East 40.40 feet to a curve
concave westerly with a radius of 20.00 feet;
Thence along said curve through a central angle of 90° an are distance
of 31.42 feet to a point on the northwesterly line of Tally Ho Road;

Thence leaving said line North 55 °45'00" West 2.00 feet;
Thence on a curve concave westerly with a radius of 18.00 feet, tangent
to a line which bears North 34 °15'00" East, through a central angle
of 90° an arc distance of 28.27 feet;
Thence tangent to said curve and parallel with the southwesterly
line of said Via La Barranca North 55 °45'00" West 40.40 feet to a curve
concave Northeasterly with a radius of 173.00 feet;
Thence along said curve through a central angle of 13 °24'09" an arc
distance of 40.47 feet to the Northwesterly line of said Lot 2;
Thence along said line North 47 °39'09" East 2.00 feet to the point
of Beginning.
3e• That until such time as the-above offer of dedication is accepted by
such a• government entity, all owners of propet-ty contiguous the• above described
road parcel shall have the right to the use of said road parcel as a private road.
4. That said Offeror agrees that said offer of dedication shall be
irrevocable and that such a government entity may, at any time in the future,
accept said offer of dedication of the public right -of -way.
5. That said Offeror agrees that this irrevocable and perpetual Offer to
Dedicate is and shall be binding on his heirs, legatees and assignees.
