GRANT OF EASEMENT FOR
WATERLINE PURPOSES
For valuable consideration, receipt of which is hereby acknowledged,
Arroyo Grande Valley Japanese Welfare Association,a California non-profit corporation,the
undersigned owner(hereinafter referred to as"Grantor") of record of real property located in the City
of Arroyo Grande,County of San Luis Obispo,State of California,commonly known as Assessor's
Parcel Number(APN):007-621-001, hereby dedicate to the City of Arroyo Grande,a municipal
corporation,within the County of San Luis Obispo,State of California,and its successors and assigns
(hereinafter referred to as"Grantee"),a perpetual easement for water line purposes,and those
appurtenances and uses commonly associated therewith, in,on,over,under,across and along that
certain real property described and depicted on Exhibits"A"and "B,"attached hereto and made a
part hereof by this reference.Grantee shall use the easement for waterline purposes only and for no
other use and shall not interfere with Grantor's reasonable use of its remainder property.
Grantor agrees for itself, its heirs and assigns, not to erect, place or maintain, nor to permit the
erection, placement or maintenance of any building, large planter boxes,deep rooting trees,earth fill
or other structures including walls or fences with continuous footings on the described real property.
Except for the rights granted herein,Grantor reserves all rights of ownership and use of the easement
area not inconsistent herewith.
Grantee,and its contractors,agents and employees shall have the right to trim or cut tree roots as
may endanger or interfere with said systems but shall do so in such a manner as will cause the least
injury to the tree(s)and shall have reasonable access to said systems and every part thereof,at all
times,for the purpose of exercising the rights herein granted; provided, however,that in making any
excavation on said property of the Grantor,the Grantee shall make the same in such manner as will
cause the least injury to the surface of the ground around such excavation,and shall replace the earth
so removed by it and restore the surface of the ground to as near the same condition as it was prior
to such excavation as is practicable. Except in the event of emergency,Grantee shall give Grantor at
least(10) business days prior written notice of its intent to trim or cut tree roots or to excavate the
property for any other reason.

WATERLINE EASEMENT
That portion of Lots 89 and 91 of Stratton's Subdivision of the Ranchos Corral de Piedra,Pismo
and Balsa de Chemisal,in the City of Arroyo Grande,as shown on the map file in Book A of
Maps at Page 65 in the Office of the County Recorder,County of San Luis Obispo,State of
California,a 10.00 foot wide strip of land,the centerline described as follows:
Commencing from the northeastly terminus the course described as N43°15'01"E 184.83'
M as shown on Tract Map No. 1513 file in Book 14 of Maps at Page 97 in the Office of the
County Recorder,County of San Luis Obispo,State of California,thence,
North 33°15'30"West,a distance of 201.83 feet to the TRUE POINT OF BEGINNING;thence,
North 57°06'06"East,a distance of 95.48;thence,
South 77°53'54"East,a distance of 52.97;thence,
North 57°06'06"East,a distance of 12.23 to the southwest line of Tract Map No. 139 file in
Book 6 of Maps at Page 65 in the Office of the County Recorder,County of San Luis
Obispo,State of California.
The side lines of said 10.00 foot strip of land to be extend or shortened to meet at angle
points and to terminate at the said southwest line of Tract Map No. 139 and the course
herein described as"North 33°15'30"West,a distance of 201.83 feet"and its northwesterly
prolongation.
The strip of land described contains 1,607 sq.ft.more or less and is graphically shown on
Exhibit Al.
