PUBLIC PEDESTRIAN ACCESS EASEMENT DEED
FOR VALUABLE CONSIDERATION, receipt of which is hereby acknowledged,
Purchin Revocable Trust dated September 25, 1997 ("Grantor"), owner of the property in the
City of Arroyo Grande, County of San Luis Obispo, State of California, described in Exhibit A
attached hereto and incorporated herein by reference ("Grantor's Property"), hereby GRANTS to
the City of Arroyo Grande, a municipal corporation, the following described interest in Grantor's
Property: a perpetual easement over that portion of the Grantor's Property described and depicted
in Exhibit B, attached hereto and incorporated herein by reference, for public sidewalk, pedestrian
access and right of way purposes.

Legal Description of Grantor's Property
Those portions of Lot 27 and 28 of Wood's Addition to the Town of Arroyo Grande, in the City of
Arroyo Grande, County of San Luis Obispo, State.of California, according to map recorded October 8,
1887 in Book B, Page 11 of Maps, in the Office of the County Recorder of said County, described as
follows:,
Beginning at the most Southerly corner of Lot 87, of the Subdivisions of parts of the Rancho Corral de
Piedra, Pismo and Bolsa de Chemisal, as shown on map recorded September 1883 in Book A, Page 65
of Maps;
thence along the boundary line of said Lot 87, North 57 1/4° East, 288 feet;
thence North 32 3/4° West, 96 1/2 feet;
thence South 57 1/4° West, 288 feet to the Easterly line of County road;
thence along said line of County road, South 32 3/4° East, 96 1/2 feet to the Point of Beginning.
EXCEPTING therefrom that portion of said land described in the deed to the City of Arroyo Grande
by deed recorded June 5, 1974 in Book 1782 it page 165 of Official Records

That portion of the land described in the grant deed to Purchin Revocable Trust dated September 25,
1997, as Document No. 1998-051473 of Official Records in the County Recorder's Office, County of
San Luis Obispo, State of California, lying southerly of the line described as follows:
Beginning at the intersection of the northwesterly line of land described in the grant deed to the
City of Arroyo Grande recorded in Book 1782, Page 165 of Official Records in the County
Recorder's Office, County of San Luis Obispo, State of California and the northeasterly line of
the land described in the corporation grant deed to the Agnus Luke recorded in Book 1799, Page
565 of Official Records in the County Recorder's Office, County of San Luis Obispo, State of
California.
North 77°08'15" West, a distance of 9.05 feet; thence,
North 78°2321" West, a distance of 4.20 feet; thence,
North 80°26'02" West, a distance of 1.05 feet to the southwesterly line of the land described in
said corporation grant deed to the Agnus Luke.
The land described contains 52 square feet more or less and is shown graphically on Exhibit B-1
herein attached.
