A RESOLUTION OF THE PLANNING OOMMLSSION OF THE C1TY
OF ARROYO GRANDE APPROVING CONDITTONAL USE PERA�IT
CASE NO. 89-448, APPLIED FOR BY ROBERT ASBELL,.
200 ORCHID LANE TO OONSTRUGT A GREENHOUSE.
WHEREAS, the Planning Conrr;ission of the Gf ty of Arroyo Crande htls consiciet•ed an
application by Robert Asbell for construction of a 10,000 scu�re foot grcenl�otise at 200 Orchid L��ne in
the RA-E3 Itesidential Agriculh�r�l District; and
WHEREAS, the Planning Connrussion has foun� thAt thLr project is consistent with the General
Plan and the I:nvirbnn�ental Doctin�,ents associ�ted therewith, nnd
WHEftEAS, the project has been declared categorically exer.��pt under the provisions of
Section 15303 of the California Enviroturiental Quality Act (CE�A); and
�'�HEREA�, the P��nning Commission finds, after due study, deliberation ar� puUlic heF�ring,
the following cirew�tances exist:
1. 1fie proposed use is consistent with the General Pl�n's staten�ent �nd intent.
2. The proposed use is consistent with the zoning desi�nation, per Planning• Con�i;ission
Resolution No. 73-286 (attached},
3. This site is adequate in st�pe or size for the proposed use, as it ct�n meet all of the set�icl:
and p�rking requirements
4. The site does have adequate access.
5. The proposed u5e will not hAVe �n adverse effect on the l�se of the siu�rouncling pro�erty or
the City because appropri�zte conditions hAVe been incotporated into the resclution of
approval
6. The proposed use vrill not be detrimental to the health, safety, morfils, con�fort, and gener�l
welftu�e of persons resiGing or warking in the neighborhood of the proposed use.
7. The design and l�iyout of the proposed use is suitable because adequate provisions foc•
setbacks, Access And circulation have been incorporated into the project ciesign
WHEREAS, this project waS reviewed by the Planning Con�n��ission r�nd v�u•icus' City
depal•tn�ents and found to be acceptt�ble and in conforn�ance with the applicable codes and ordinr,r�ces.
NOW, Tf�REFORE, BE IT RFSOLVED that the Planning Con�n of the City of Arroyo
Grande does hereby approve said Conditional Use Fet�rnt, subject to the following concutions:

1. Pevelopn�ent shall oceur in substantial conforrr�nce with the information pi�esented to the
Planning Commission at the meeting of February 7, 1989.
2. This Conditional Use Permit shall be revieweci by tl Plannino Con�rrussion in tv✓enty (2U) yeFU�s to
assu��e continued canpatibility with sw•r•o��nding lnnd uses.
3. All grf�ding shfill conform to the City's grt�ding or�inAnce.
