A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ARROYO GRANDE APPROVING PARCEL MAP CASE
NO. 88-466, 250 RIDGEVIEW WAY
(SALLY WHITE/ED CHADWELL).
WIIEREAS, the Planninq Commission of the City of Arroyo Grande has
considered Parcel Map Case No. 88-466 in accordance with Chapter 3 of the
Subdivision Ordinance of the City of Arroyo Grande; ar►d
WHEREAS, the Planning Commission has found that this project is consistent
with the General Plan and the Environmental Documents associated therewith, and
a Negative Declaration has been declared under the provisions of the California
Environmental Quality Act (CEQA); and
MHEREAS, the Planning Commission has further found that this project is
consistent with the General Plan of the City of Arroyo Grande; and
WHEREAS, this site is physically suitable for the proposed type and density
of development because all yards, open spaces, setbacks, fences and walls,
parking areas and other features can be accommodated; and
WHEREAS, the proposed subdivision design is not likely to cause substantial
and considerable damaqe to the natural environment, including fish, wildlife or
their habitat; and
WHEREAS, said Parcel Map was referred to various City Departments and the
Staff Advisory Committee for recommendations.
NOi�, THEREFORE, BE IT RESOLVED that the Planning Commission of the City
of Arroyo Grande hereby approves said Parcel Map Case No. 88-466 and adopts a
Neqative Declaration on the project subject to the following conditions:
Planning Department
1. Deve.lopment shall occur in substantial coiiformance to the �nap,
Exhibit A, approved by the Planning Cornmission at the meeting on
January 3, 1989.
*2• In the event that during grading, construction or development of the
project any archaeological resources are uncovered, all work shall
be halted until the city has reviewed the resources for their
significance. Additional archaeological studies may be required.
3. Development shall conform with the RA-B3 zoning requirements, unless
otherwise approved. Parcels 1 and 2 shall have a net lot area of
40,000 square feet.

The project shall provide finished access (Ridqeview Way to City
standards).
The applicant shall install water mains, fire ►iydrants and fire purnps
or other fire protection systems.
The applicant shall work with the Fire Chief to meet one of the
followinq conditions:

Because of sub-standard water for fire protection, any
construction shall be subject to installation of autornatic fire
sprinkler systems; or
The applicant must provide a minimum fire flow of 1250 gallons
per minute with a minimum residual pressure of 20 pounds per
square inch.
All calculations and designs shall be approved by the Fire authority,
prior to installation.

8. The develope.r shall provide street plans for ultimate street design
with construction of a street cross section which shall be 28' wide
from Tally Ho road to beginning to parcel one. Street widths of 1/2
street and one driving lane on other street frontages within the
subdivision.
9. The applicant shall provide a drainage and qrading plan to the
satisfaction of the Public Works Department with appropriate site
pondinq. Appropriate drainage calculations shall be provided which
indicate the effects on downstream conditions.
10. The developer shall provide public sewer Eacilities to the tr.•act
boundary with appropriate sewer easenients for Parcel 2. All septic
tanks to be abandoned to City standard.
11. Water meters to be located below the 200 foot contour with
appropriate easements. Fire hydrants as direcCed by the Public Works
Director and Fire Chief.
Parks and Recreation Department
12. Pursuant to the adopted Parks and Recreation Element of the General
Plan, a 14 foot wide easernent must be provided along the property
lines for an Equestrian/Recreational Trail Easement. Ten feet shall
be for the trail easement, and 4 foot for the landscape easement.
The improvements shall be determined by the Parks and Recreation
Director. Irnprovements within the 14 foot wide easement may include
fencinq, landscaping and so forth. Said easement shall be revieWed
and approved by the Parks and Recreation Director.
13. Street tree fee requirements shall be waived.
14. The applicant shall work with the Parks and Recreation Director to
preserve the oak trees on site.
On motion of Commissioner Gerrish, seconded by Comrnissioner Flores, and
by the following roll call vote, to wit:
