A RFSOLUT'ION OF THE PLANNING OOhill'iLSSION OF THE CITY
OF ARBOYO GRANDE R�OOMMENDING APPROVAL OF LOT SPLIT
CASE NO. 88-458, SOUTAEAST OORNBR OF OAK PARR
BOULEVARD AND JANfFS WAY (REVIN KENNEDY/RUSSELL SAEPPEL)
WHEREAS, the Planning CoTm�dssion of the City of Arroyo Grande h�s considered Lot Split 88-
458 in accordance v,nth Chapter 3 of the Subdi��sion Ordinance of the City of Arroyo Grande; and
WHEREAS, the Planning Coirn�ission hns found that this project is eonsistent with the General
Plan nnd the Environmental Doctm�ents associated therewith, and a Negative Declaration h�s been
declfued under trs provisions of the California Environmental Quality Act (CEQA); and
WHF.REAS, the Planning Ca�nurussion has further found that this project is consistent v�rith the
Zoning Ordinance of the CYty of Arroyo Grande; and
WHEREAS, this site is physically suitable for the proposed type and density of developmer►t
because all yards, open spaces, setbacl�, fences and walls, parking nreas r�nd other fe�tures can be
uccomnodated; nnd
WHERF.AS, the proposed subdivision design is not likely to cau5e substantial and considerable
damage to the natural environment, including fish, wildlife or their habitat; and
WHEREAS, said Lot Split was referred to various CYty Departrnents and the Staff Advisory
Corrrrrittee for reconmendation.
NO�'�, THEREFORE, BE IT R�OLVED that the Planning Corr�ussion of the City of Arroyo
Grande hereby recam�ends nppt•oval of Lot Split No. 88-458 subject to the following conditions:
l. R.eciprocal paridr�, access and maintenance agreements with the adjacent properties will be
required pcior to the recordation of final map. Said agreements must be approved by the GYty
Attorney prior to recordation of final map.

The applicant sh�ll install fire hydrant(s) with flo�vs end pressures as per Fire Department
requirernents, prior to the delivery of carnbust�bles to the site.
The npplieant shFill pravic]e angles of clepartures to aeeorr�nodate fire npparattis as c�equired by
the rire Depar�trr�ent.
The applict�nt shall provide 24 ft. vehicle travel ebrridors with dead ends provic;ing 35-faot radius
cul-de-sacs as required by the Fu�e Departrnent.
5. Pareel B shall show access eesement from Casa GrAnde Motel.
6. Appropriate parking e�semerts shall be shown or recorded concurrently with this map.
