A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ARftOYO GRANDE APPROVING USE PERMIT CA,SE
NO. 86-415, APPLIED FOR BY AV.,ERY SETZER AND JOHN
SPENCER. ,
WHEREAS, the PlaruZing Cor�nission of the City of Arroyo Grande has considered Use
Permit Case No. 86-415, filed by Avery Setzer and John Spencer, for : construction of a 10 Unit
Plaruied Unit Development at 168 Brisco R.oad in the "R-3" District; and
WHII2EAS, the Plaruiing C.�rnnission finds after due study, deliberation and public
hearing, the following circurrntances e�st:
1. Permitted use within the District subject to Use Permit procedures.
2. Would not adversely affect abutting properties. -
NOW, THEREFORE, BE IT RFSOLVED, that the Planning Comr�.ssion of the GYty of
Arroyo Grande hereby recorrrnends approval of said Use Permit subject to appropriate standard
conditions of the City of Arroyo Grande and the special conditions listed in the staff report
dated October 29, 1986, as follows: � �
1. The developer shall prepare a grading and drainage plan, which shall contain:
1) A retention basin which is not located in the City sewer easement. The basin
is to be sized for a 100 year storm. Appropriate measures shall be talcen to
protect the 8" city sewer along the back prnperty line. The �8eveloper shall
provide the City with access to their sewer easement. Parks � and Recreation
approval shall be required prior to tree removal.
2. The developer shall provide a blanket easement over Lot 11 in favor of the other
lots and City for access and utilities.
3. The developer shall provide a sewer plan which contains private main lines and
laterals on site; these main lines and laterals shall be maintained through the C.C.
& R.'s by the Homeowners' Association. Manholes shall be required at connections
with public sewers. Each shall have separate sewer service.
4. The developer shall prepare a water plan with no on-site hydrants; hydrants and
water services to be located on Brisco ftoad. Each lot to be provided with
individual water services.
5. Perimeter fencing and reta.ining walls shall be included in the grading plan; Chief
Building Inspector and Planning Director approval shall be required for perimeter
fencing.
6. The developer shall prepare all the improvement plans, including underground
utilities, grading and drainage, sewer and water, and provide a form of cash
sectmity, either bond or letter of c�edit, along with a written City agreement prior
to issuance of a building perrnit or recordation of the final map.
7. Driveway shall be posted every 30 ft. "No petl�g�Fire Lene". Signs shall meet
Arroyo Grande Fire Department Standard #1.
8. Provide a turn-around area subject to approval by the Fire Chief.
9. Aceess width to be clear and unobstxucted to 24 ft.
