This Deed Restriction and Covenant is made and executed on this 22nd day of

hereby certify that I/we are the owner(s) of the hereinafter legally described property located in
the City of Arroyo Grande (the "City"), State of California. Said property is located at 501 Allen
Street,Arroyo Grande, California,known as San Luis Obispo Assessor's Parcel No. 007-561-006
and by the legal description attached hereto as Exhibit "A" and incorporated herein by reference
(the"Property").
In consideration of the City approving the establishment of an Accessory Dwelling Unit
(ADU)on the Property,the undersigned hereby covenants, acknowledges and agrees,that:
1. Except as otherwise provided in California Government Code Section 66341 (formerly
65852.26),the ADU will not be sold separately or otherwise conveyed separately from
the primary residence;
2. The ADU may not be rented for a term shorter than 30 days;
3. The ADU is restricted to the approved size of 474 square feet. All attributes and
restrictions of the ADU must comply at all times with the City's accessory dwelling unit
ordinance(Section 16.52.150 of the Arroyo Grande Municipal Code).
The purpose of this Deed Restriction and Covenant is to provide notice and disclosure to
the current owner and to any subsequent purchaser or transferee of these limitations associated
with the approval of the building permit for one ADU.
This Deed Restriction and Covenant runs with the land and binds all current owners, all
future owners, and their successors, heirs or assigns, and continues in effect perpetually unless
released by the City in writing.Any lease of any portion of the Property is subject to the restrictions
in this Deed Restriction and Covenant, which are established for the general benefit of the entire

community and which run with the land. This Deed Restriction and Covenant is enforceable by
remedy of injunctive relief in addition to any other remedy in law or equity.
This Deed Restriction and Covenant and the provisions hereof are irrevocable and non-
modifiable except by the express written consent of the City. The City has the right to enforce each
and every provision hereof.
If the owners,their heirs,assigns,or successors in interest fail to abide by the deed restriction
and covenants hereunder, all owners are bound to pay all costs and expenses incurred by the City
in securing performance of such obligation, including reasonable attorney's fees and costs.

Real property in the City of Arroyo Grande, County of San Luis Obispo, State of California,
described as follows:
Lot 6 in Block 2 of WALNUT GROVE ADDITIONS to the town of Arroyo Grande, County of
San Luis Obispo, State of California, according to the map thereof filed March 7, 1908 in
Book 1, Page 104 of Records of Surveys in the Office of the County Recorder of said county,
together with the Southerly one-half of the vacated adjoining said lot described as follows:
beginning at the most Westerly corner of said Lot 6; thence North 32°30' 00"West 7.5 feet
along the Southwesterly line of the said Block 2 to the intersection of the centerline of said
vacated alley; thence North 57°30' 00" East along said center line 47 feet to the
intersection of the Northwesterly prolongation of the Northeasterly line of said Lot 6;
thence South 32°30' 00" East along said line 7.5 feet to the most Northerly corner of sad
