This Agreanent, dated _ Mav 22� 1990 , for the convenience of
the parties is by and between the City of Arroyo Grande (hereinafter "City") and
Arno Lascari (hereinafter referred to as "Owner").

�S, Owner is the fee owner of that certain parcel of real property
generally described as situated at 1064 Manle Street , City of Arroyo Grande,
Coi.mty of San Luis Obispo, California, more specifically described and depicted
upoai Exhibit "A" attached hereto and incorporated herein; and
�l.S, said real property is situated in a single family zone of the
City; and
�FAS, Owner resides in an existinq single family hane on said Exhibit
"A" property, and Owner desires to construct a 470 s

zaries only with a City Conditional Use Perniit after public hearing; and

�A.S, City desires to give recorded notice to all persons, and
especially subsequent owners, of the restrictions that apply to second
residential imits in the City.

pranises, covenants and conditia�s, the parties agree as follows:

Occupancy of the second residential imi.t shall be limited to a maximaar► of
two (2) persons.
Either the primary residence of the seco�d residential i,mit shall be owner
occupied at all times. Using both w�its sim�ltaneously as rental units
is prohibited. .
The second residential �it shall be used for rental purposes only and
shall not be offered for sale.
Z'he occupant of the secand residential tmit shall have the use of one
garaged parking space and one open parking space.
5. Owner represents and warrants that the fee owner and lienholder signatories
hereto are the a�nly owners and lienholders now of record cancerning the
FYhi "A" property. Hawever, nothinq herein shall be construed or
applied to require the Owner to obtain City approval or permission for any
sale, transfer, enc�anbrance, or similar actio� affecting the real property
subsequent hereto.
6. The aqreement shall nm with the land and shall be binding upo�, and inure
to the benefit of, all successors in interest in any manner of the parties
