By Mangano Homes, Inc. a California Corporation, of the County of San Luis Obispo, State of
California, hereinafter termed Offeror:
WHEREAS, said Offeror desires to make an offer to dedicate, irrevocably, to the City of Arroyo
Grande on behalf of the public, an easement, for Open Space purposes, which offer may be accepted
at any time by any governmental entity which has the power to maintain open space for the benefit of
the public.
NOW, THEREFORE, said Offeror covenants and promises as follows:
1. That said Offeror is the owner of the following interest described below:
Parcel B of AGAL 10-0117 (LLA 10-004) to be recorded concurrently herewith
2. The real property described below is hereby offered for dedication irrevocably and in
perpetuity to such government entity as an easement for public open space purposes
and incidental uses
Property is described on attached Exhibit D and graphically shown on Exhibit E
attached hereto and made a part hereof.
3. That until such time as the above offer of dedication is accepted by such a government
entity, all owners of property contiguous to the above described road parcel shall have the right to use
of said open space.
4. That said Offeror agrees that said offer of dedication shall be irrevocable and that such a
government entity may, at any time in the future, accept said offer of dedication of the open space.
5. That said Offeror agrees that this irrevocable and perpetual Offer to Dedicate is and
shall be binding on his heirs, legatees, successors and assignees.

Legal Description
A portion of Lot 16 of Tract 2236 in the City of Arroyo Grande, County of San Luis
Obispo, State of California, according to map filed December 8, 2006 in Book 29 of
Maps at pages 14 through 17, in the Office of the County Recorder of said County
described as follows;
Beginning at the most Northerly corner of Parcel B of Parcel Map AGAL 10-0075 filed
filed October 26, 2010 in Book 74 of Parcel Maps at Pages 48 through 50 in the
Recorder's Office of said County and State, said point being witnessed by a 5/8" rebar
"LS 5693"; thence South 6° 20' 23" East along the East line of said Parcel B a distance
of 110.79 feet to the Southeasterly corner of Parcel B of said Parcel Map, said point
being witnessed by a 5/8" rebar "LS 5693"; thence
1) North 490 21' 22" East a distance of 148.47 feet to a point on the Northeast line
of said Lot 16, which bears North 510 41' 04" West 132.13 feet from the most easterly
corner of said Lot 16; thence
2) South 510 41' 04" East along the northeast line of said Lot 16 a distance of
132.13 feet to the Easterly corner of said Lot 16; thence
