ANALYSIS OF ISSUES;
Staff hirecl a consultant engineer, G.r:anite Ridge Engineering Group, lne., to prepare the
Final Map. The Final Map is in suostantial conformance with the approved tentative
tract map. The conditioned improvements will be. constructed by the City prior to sale or
the developer upon development of the subdivision.
It is proposed to utilize the revenue derived from selling the property for the Police
Station project. It has not yet been determined whether the westernmost lot will be
recommended for sale. It may be determined beneficial. to maintain the one lot for
access purposes and/or parking.
ALTERNATIVES:
The following alternatives are provided for the Gouncil's consideration:
-Approve the Final Map;
Do not approve the Final Map; or
Provide direction to staff.
ADVANTAGES:
Approving the Final Map will formally subdivide the property and substantially enhance
its value. Sale of the property will provide much needed revenue to the City.·
DISADVANTAGES:
There are no disadvantages identified with approving the Final Map at this time.
