NHI!m:I\S, the City Council of the City of Arroyo Grande has ccmsidered Lot
Line Adjustment Case ~o. 89-480, per Exhibit A, in accordance with Chapter 30f
the SUbdivision ordinanCe of the City of Arroyo Grande ; and
~, the City Council has found that this project is consistent with
the General Plan and the Environmental DocI.ments associated therewith. and a
Negative Declaration has been declared under the provisicms of the California
Environmental Quality Act (~); and
~, the City Council has further found that this project is
consistent with the Zoning Ordinance and Building Ordinance of the City of
"- Arroyo Grande, and the Royal Oaks Estates Planned Developnents; and
~, this site is l'h1sically suitable for the proposed type and
density of developnent because all yards, open spaces, setbacks, fences and
walls, parking areas and other features can be accanJlJdated;and
~, the proposed subdivision d,es;i.gn is not likely to hav~ signif;i.cant

~, said Lot Line AdjuStment was referred to the Planning CQnni.ssion,
various City Departments and the staff Advisory CQnni.ttee for recannendation.
NCN, .~, BE 1'1' RBSCLYm that the City Council of the City of Arroyo
Grande hereby approves said Lot Line Adjustment No. 89-480 subject to the
following conditions. '
1. The applicant shall ascertain and carply with all State, County and City
requirements as are applicable to this project.
2. Developnent shall occur in substantial conformance with the plans
presented to the Planning CQnni.ssion at the meeting of January 16, 1990
and IIBI'ked "Exhibit A". .
3. Developnent shall conform with the PO zoning requirements and Ordinance
355 C.S. unless otherwise approved.
4. The lot line adjustment shall be reflected in a record of survey which
shall be recorded. A IlU'lar copy of the recorded nap shall be subnitted
to the Public Works Department.
5. All new lot lines shall be located a mininun of two feet (2') fran
existing man made slopes.
