\"ID!RFAS, the Ci ty Cbunc i 1 of the Ci ty of M royo Grande has cons idered an
application by Oak Park Hane Design Center for a revi sed Planned Sign Program at 1450
W. Branch Street in the P-D Planned Development Di strict; and
\"ID!RFAS, the Ci tyCouncil has found that thi s project is consi stent wi th the
General Plan and the Envi ronnental Docunentll associated therewi th, and
\"ID!RFAS, the project has been declared categorically exempt under the
provi s ions of Sect ion 15303 of the Cali forn ia Envi ronnentaI Qual i ty Act (CEQ\); and
\"ID!RFAS, the Planning Camlission of the City of Arroyo Grande has held a
public hear ing on the project and has recOl"l1rended approval of the project to the City
Cbunc il; and
WIBmAS, the Ci ty Cbunci 1 Clnds, after due study, deliberation and public
hearing, the following circumstances exist:
1. The proposed use is consistent with the General Plan's statement and
intent as outlined in the PO Planned Devel~nt zone.
2. This site is adequate in shape for the proposed use, as it can meet all of
the setback and parking requirements
3. The site does have adequate access, per the conditions of approval.
4. The proposed use wi 11 not have an adver se ef fect on t he use of sur round i ng
property or the City because appropriate condi tions have been
incorporated into the resolution of approval
5. The proposed use will not be detrimental to the health, safety, morals,
comfort, and general welfare of persons residing or working in the
neighborhood of the proposed use.
6. The design and layout of the proposed use is suitable because adequate
provisions for setbacks, access and circulation have been incorporated
into the project design
7. The proposed signs are consistent wi th the intent and purpose of Sect ion
9-4.2407 of the Zoning Ordinance as it relates to Planned Sign Programs.

Grande hereby approves said lllrended Cbnditional Use Permi t, subject to appropriate
standard conditions of the City of Mroyo Grande, and the following additional
condition:
1. Developmmt of the revi sed sign program shall occur in subs tant ial conformance
with the plans approved by the City Council on May 23, 1989.
