A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ARROYO
GRANDE AFPROVING PARCBL MAP CASE NO. 88-461, 230 WE)'J'
BRANCH STREET, UNDER OPI'IONAL DESIGN STANDARDS AND
ADOPrlON OF A NEGATIVE DOCLARATION. (EDWIN NELSON/CERTlPIBD

WHEREAS, the City CotmcU of the City of Arroyo Grande has considered Parcel Map Case No.
88-461, Exhibit A, in accordance with Chapter 3 of the Subdivision OrdInance of the City of Arroyo
Grande; and
WHEREAS, the City CotmcU has foWld that this project Is consistent with the General Plan and
the Environmental Documents associated there"ith, and a Negative Declaration has been declared
under the provisions of the CaIlfomla Environmental Quality Act (CEQA); and
WHEREAS, the City Council has found that the following fIDdings can be made:

1. The proposed project produces a more desirable and livable conmunity than the
lTininnm requirements set forth in the Subdivision and Zoning Ordinances;
2. 'The proposed project createS a better cmmunity environment thro1.gh the dedication
of public areas, setting out pennanent scenic easements or open spaces, or through the
rear~ements of lot sizes or reforestation of barren areas; and
3. 'The project reduces the danger of erosion.
- Tentative Parcel MIm Findinmn
1. 'The proposed map, design and imIJ'Ovement of this subdivision Is consistent with the
general plan map and text because the general plan designation for this site is low
density residential, 0.2-4.5 dwelling units per acre, and the PJanning Cannission has
found this subdivision to be consistent within that range.
2. The site Is physically suitable for the proposed type and density of development
because all yards, open spaces, setbacks, fences, wa1ls and other featw-es can be
acccmnodated.
3. The design of the subdivision or the proposed improvements are not likely to cause
sutJ3tantial environmental damage or sutJ3tantia1ly and avoidably injure fish or wildlife
or their habitat, because an initial study was (repared and the Planning CaTmission
finds that there are no adverse conditions;
6. 'The design of the subdivision and type of improvements are not likely to cause serious
public health problems; and
NOW, THEREFORE, DB rr RESOLVED that the City Cotmcil of the City of Arroyo Grande
hereby approves Parcel Map Case No. 88-461 subject to the following conditions of approval:

1. Developlll!nt shall be in substantial conformance with the plans reoorrrnended for approval
by the Planning Camisslon on February 7, 1989, and adopted by the City Cbuncil on
February 28, 1989 marked Exhibit "A".
2. 'The developrrent sha1l meet the requirements of the R -1 zone.
"'3 In the event that during grading, construction or developmmt of the project, any
archaeological resources are uncovered, all work sha1l be halted until the City has
reviev.ed the resources for their significance. Additional archaeological studies may be
required. 'The 'applicant shall provide Planning staff with a status report on the
im!iementatIon of this mitigation measure, pursuant to Assembly Bill 3180.
4. All construction on Parcel 2 sha1l be required to undergo architectural review by the
Planning Camission, prior to Issuance of building pemits.
