ORDINANCE NO. 248 C.S.
AN ORDINANCE OF THE CITY OF ARROYO GRANDE AMENDING
THE ARROYO GRANDE MUNICIPAL CODE BY AMENDING
.CERTAIN SECTIONS OF CHAPTER 4, TITLE 9, RELATING
TO SBI960, MOBILE HOMES ON SINGLE FAMILY LOTS
THE CITY COUNCIL OF THE CITY OF' ARROYO GRANDE DOES ORDAIN AS
FOLLOWS:
SECTI ON I: That Sections 9-4.402, 9-4.502, 9-4.602, 9-4.702,
9-4.802 and 9-4.902 of Chapter 4, Title 9 be amended to include the words: 1,1
"Mobilehomes subject to provisions of Section 9-4.2405.1."
SECTION 2: That Section 9-4.2405.1 be added to the General,'
Provisions section of the Zoning Ordinance as follows:
Section 9-4.2405. I: Mobilehomes on single family lots are. subject
to the following standards:

requirements as'specified in each residential zoned district.

2. Thatthemobi hihomeshall not be placed on any lot zoned for
a single family dwelling with a cross slope equal or greater than 7 1/2
,percent as measured from the natural grade. -
3. That the mobilehome shall be placed on a permanent foundation,
4. That the minimum square footage of living space for any
mobilehome be placed on a lot zoned for single family dwellings shall be
j- 1,000 square feet.
5. That mobilehomes placed on lots zoned for'single family dwellings
shall have the same minimum off-street parking requirements as is required
for single family dwellings.
6. That each mobilehome to be placed on lots zoned for single
family dwellings shall have a certificate or seal indicating conformance
with the National Mobilehome Con$tr~ctipn and Safety Standards Act of
1974 and the City of ~rroyo Grand~'s, Uniform Building Code.
7. That each mobilehome to be placed on lots zoned for single
family dwellings shall be covered with an exterior material customarily used
on conventional dwellings. Said exterior covering material' shall extend
to the ground, except when a solid concrete or masonry perimeter foundation
is used, then the exterior covering material need not extend below the
top of the foundation. Perimeter foundations consisting of concrete or
masonry materials shall be architecturally painted or treated to blend ~
with the exterior material of said unit.
8. That each mobilehome to be placed on lots zoned for single family
dwellings shall have a roof consisting of shingles or other materials
customarily used for conventional dwellings.
9. That each mobilehome to be placed on lots zoned for single
family dwellings shall have roofs with eaves of at least 12 inches and not
more than one third the distance of the side yard setbacks.

10. That subsequent to applying for the required building permits,
and prior to occupancy, the owner shall request a certification from the
Building Department that a certificate of occupancy is to be issued
pursuant to Section 18551 (b) (2) of the California Health and Safety
Code. Thereafter, any vehicle license plate, a certificate of ownership,
and certificate of registration issued by a State agency is to be
surrendered to the appropriate state agencies.
11. That prior to installation of a mobilehome on a lot zoned for
single family dwellings, the mobilehome owner or a licensed contractor
shall obtain a building permit from the Building Department.
