RESOLUTION NO. 1947
A RESOLUTION OF TIlE CITY COUNCIL OF TIlE
CITY OF ARROYO GRANDE APPROVING REVISED
'IENTATIVE TRACT MAP NO. 1395 "PACIFIC
POINT', UNDER OPTIONAL DESIGN STANDARDS.
WHEREAS, the aty Council of the aty of Arroyo Grande has considered the
Tentative 'll'act Map of 'll'act Map No. 1395, med by Mid-State Engineers, Inc., Agents for
Strawberry Patch, under Optional Design standards in accordance with the aty COde; and
WHEREAS, said tentative map was referred to the Plarming Omnission, various public
utility canpanies, aty departments, and the staff Advisory Coornittee for recoomendations.
NOW, 'IHEREFORE, BE IT RESOLVED by the aty Cbuncil of the aty of Arroyo
Grande that the following findings were made:
1. That the project is consistent with the General Plan.
2. That a negative declaration of environmental impact can be adopted under the
provisions of the California Environmental Quality Act (c.E.Q.A.).
3. That the project is consistent with the general provisions of the Zoning Ordinance
as modified by the Optional Design Standards.
4. That the housing type, lot size and the general nature of the proposed development
is consistent with the Goals and Objectives of the Housing Element of the General
Plan, as adopted in 1985.
. BE IT FUR'IHER RESOLVED that the aty Cbuncil of the aty of Arroyo Grande
hereby approves said Tentative Map, subject to the following conditions:
1. The map shall be conditioned so that the final tract map may not be recorded
and no lots may be sold until the project design has been approved by the Staff
Advisory Coornittee and the Planning Omnission. The purpooe of this condition is
to assure that the patio hane design, including the location of garages and the
effecient use of land area for driveways is assured. A notation shall be affixed
to the tentative map, which reads "This map is subject to the project design
approval prior to recordation".
2. Final project design shall combine driveways so as to minimize curb cuts and
maximize the on-street parking capability of the subdivision design, where feasible.
3. Interior local streets shall be constructed to aty standards per Standard
Cbnstruction Drawings A4.
4. A storm drain extension shall be required fran the intersection of Farrall Avenue
and Elm Street to the existing drain west of Golden West Place. This requirement
to be met or fully bonded for at 125% of estimated cost before recordation of
final map.
5. Elm Street shall be improved with curb, gutter and sidewalks, and the necessary
offers of dedication to adopted plan shall be provided.
6. Street lights consistent with the requirements and standards of P. G. and E. shall
be provided, mounted on ornamental poles, subject to the design approval of the
Public Works Department on all streets.
7. A final map shall be recorded prior to the issuance of building permits.
8. Off-slte improvement plans, including grading, drainage and water, shall be
submitted to the satisfaction of the Public Works Director prior to recordation of
the final tract map.
9. All utility installation shall be underground.
10. Retaining waIls between lots on back of site and perimeter shall be shown on
grading and drainage plans.
11. PIIrks Deportment RecJDnmen1s. One 15 gallon street tree per lot, set back and
planted a minimum of 5 ft. from front sidewalk. 'll'ees to be installed by
contractor. Species of trees to be determined by the the Parks and Recreation
Director.
