My name is Diane Shannon of Grove Beach and I do not approve of the 3 Story 22 unit condo development. 3 stories is
to Tall. Blocking views. Not compatible with existing structures. No cohesiveness with city building height. Safety issues
regarding pedestrians crossing over driveway and cars existing and entering development. Also 1 entrance for 22 units is
to tight.

Dear Arroyo Grande Planning Commissioners,
The Healthy Communities Work Group has reviewed the proposed mixed-use
development at 1136 E. Grand Ave. Our group strongly supports this project.
In Quarter 1 of 2018, the Housing Opportunity Index published by the National
Association of Homebuilders and Wells Fargo ranked San Luis Obispo County
as the sixth least affordable housing market in the nation1. Lack of housing
availability and affordability negatively impacts physical and mental health.
The Healthy Communities Work Group commends this project for maximizing
density with a three-story design. Additionally, we are pleased to see that the
developer has chosen to include 2 deed-restricted affordable housing units,
and we acknowledge this contribution towards Arroyo Grande’s 2019 RHNA
allocation of 692 total units and 170 very-low income units2.
The proposed development will be within a short walking distance of
everyday services including schools, grocery stores, a farmers’ market,
childcare facilities, and healthcare facilities (See map attached). Such infill
development has been demonstrated to increase pedestrian and bicycling
opportunities and reduce auto dependency3. Considering that less than 30%
of adults in SLO County walk regularly4, it is important that future
development supports active transportation.
