Arroyo Grande Planning Commission
February 4, i975
The Arroyo Grande Planning Commission met in regular session with
Chairman Calhoon presiding. Present are Commissioners Cole, Mathews, Miller,
Moots, Ries and Sandoval. Also in attendance are Planning Director Gallop
and Councilman de Leon.
MINUTE APPROVAL
After hearing no addition: or corrections, the minutes of the regular
meeting of January 21, 1975 were approved by the Chairman as prepared.
REVIEW OF COMMITTEE ACTIONS
After review of Architectural Review Case No. 75 -99, relocation of Dean's
Muffler Shop, Halcyon and Grand Avenue, the Chairman ordered the report filed.
REVIEW - PROPOSED SANDPOINTE SUBDIVISION IN THE COUNTY (OFF OF THE PIKE,_
Director Gallop reported that this matter is being brought before the
Commission as a matter of information. The proposed subdivision is in the
Oceano area and has frontage on The Pike, and because it is within the City's
area of concern, the City staff is always requested by the County to make
recommendations. The City has recommended that the same conditions be Im-
posed on this subdivision as a subdivision built within the City, and the
City of Grover City has taken the same stand. Director Gallop pointed out
that there are 82 proposed building sites, and approximately 15.93 acres.

Director Gallop advised that this is Unit #3 of Terra de Oro; Unit #1 .
is now under construction. The subdivision consists of 81 lots and they are
all strong R -1 lots; the majority of them are approximately 10,000 square
feet. Director Gallop further advised the staff has been working with the
developer on Tracts 538 and 555, both of which are adjacent to 553 and, as
a result of working together, most of the problems of the area have been
pretty well resolved in the approval of the other subdivisions.
It was pointed out that most of the area is above the 200' level and
the developer will have to develop a domestic water system. The eventual
water plan calls for a 1,000,000 gallon tank above this level, and it may
be that a smaller tank will be put in now, and will eventually be replaced
with a larger tank as the property is developed. Developers are required
to either furnish adequate water flow for fire protection and domestic use,
or contribute towards this.
After further discussion, the following action was taken:

RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF ARROYO GRANDE APPROVING TENTATIVE SUBDIVISION
MAP FOR TRACT NO. 553, 1° TERRA DE ORO° UNIT 3, AND
REFERRAL TO THE CITY COUNCIL FOR INFORMATIONAL
PURPOSES ONLY.
On motion by Commissioner Ries, seconded by Commissioner Moots, and
by the following roll call vote, to wit:
AYES: Commissioners Cole, Mathews, Miller, Moots, Ries,
Sandoval and Chairman Calhoon
NOES: None
ABSENT: None
The foregoing Resolution was adopted this 4th day of February 1975.
ORAL COMMUNICATIONS
Commissioner Miller, representative to the Coastal Valley Planning
Council, stated a suggestion was made at the last meeting on the possi-
bility of getting some kind of input from Grover City with regard to the
zoning of their areas that abut our City limits. Director Gallop advised

that he has requested a copy of Grover City's proposed Zoning
Ordinance and map.
ADJOURNMENT
There being no further business before the Commission, on
Motion by Commissioner Miller, seconded by Commissioner Sandoval,
and unanimously carried, the meeting was adjourned at 7 :55 P.M.
to a study session.
