HEARING-AMEND ORD. 157-SEC. 7.3(4), 8e7. 8.2 � ADD NEW APPEAL SECTION
Chairman S°tro�thex declnred that the p�oposed amendments �to Sections
703(4), 8.1 and 8e2 of the Zoning Ordinance Noe 157 and add�ng new sec-
tions establishing method of appeals Section 702 (3) was duly published
as per City Ordinunce . a:nd the hea�ing w�.s nowr apened and all per-
sons for or against the request would be heard, Mr, Robert Ga11op,
Plann�ng Consultant advised that the a.mendment wou.ld def2nitely define
the procedure for appeals �o.r Use Perm�.ts and Vc��3ances, would establish
10 days as the apgeal �iling °�ime and wou.ld es�ab.lish 10 days after
action of the Planning Commission before a Use Perm.i� or Variance would
be in effecto No �u�rther dxscuss�on for or against �the amendment, Chair-
man Strother declared the k��a�ing closed. Mr. Ga11op advised .letters had
been sent °to 12 cities reques�ts.ng �ee schedules z�equ�red by theix zoning
ordinance and that a repor� vaould be prepared �o� °the P]Lanning Gommission
when the informa�tion had been obtained,

HEARING-LAND USE ELEMENT OF GENERAL PLAN
Chairman Str�ther declared the Land Use Element of the Genernl Plan
was duly published and the hearing was now opened and all persons for or
against the request would be heardo Mr, Larry Wise of Hahn, Wise and
Associates was present and briefly ou�tl�ned the Land Use Element and its
purpose, and explained that the plan was not regulatory, but was used ns
a general guide for future zoning, Mr, John Hurst questioned why a
future use was shown for #�he ceme�a�ry and Mr. Wise advised that present
uses did not have �to be removed if the plan wexe adopted, and that some
non-con,forming uses would be amort�ized over a period of time when the new
Zoning Ordinance was adopted. Mr, Richard Wood, Attorney, representing
Mr, A1 Bro�vne was adv�.sed by Mr. Wise, that in his opinion the area
commonly known as the Doko property east of the freeway shown as Heavy
Commerci.al-Light Indust�rial on the Lnnd Use Plan should be amended to
High Density Residential. Mr, Delmar Wood, 502 Allen Street, stated that
he and several of his neighbors wanted the area now Zoned R-1 between
Allen St, and Cherry Ave, from Traffic Way to Ide Street to remain as
such and would recommend the Land Use Elemen� be changed to indicate a
low density residential area, Mr, °Tony Doko was notified it would be
from 4 to 6 months bef.ore the proposed new zoning ordinance would be
completed, Mro Lee Dowe11 and Mr. Stanley Grieb discussed agriculture
land with the Planning Commission, the e�fect of agr�.culture uses being
indicated on �he land use pla.n and agriculture zoning in respect to
