The Planning Commission met in regular session with
Chairman Talley presiding, Present wer� Commissioners
Evans, Richardson, SchuLtz, Shaffer, Smith and Strothero
Absent were Commissioner Brisco and Councilman B�rt,
MINUTE APPROVAL
The minutes of the reg�:tl�.r meeting of May 5th, 1964
were approved as prepared,
REZONING HE�RING - Dohi - Valley Road
Chairman Talley declared the Rezoning request of Ben
Dohi was duly published and pr�perty owners no�tified and
the hearing was now opened and all persons for or against
the request would be heard, I�r, Anderson explained the
request and Mr, Dohi advised he only had plans at this
time to bui;ld a single family residence. No further dis-
cussion for or against the request, Chairman Talley de-
clared the hearing closed.
A motion was made by Commissioner Strother, seconded
by Commissioner Evans, that the Planning Commission
recommend to the Ci•ty Council that the request of Ben
Dohi to rezone from RA�B3 to Fd.-�l a portion Qf Lot 104 of
the Rancho Corral de Piedra l�ing Soutlhwesterly of the
freew�y being 218 feet bordering V�,Lley Road and 100
feet deep be approved, Motion c�.rried.
COND USE PERM�T REQUEST �- Church of Latter Day Saints
A motion was made by Commissioner Shaffer, seconded
by Commissioner Strother tha.t the Gonditional Use Permit
Request of the Ghurch of I�att�r Da.y Saints to ereet a
tower 65 feet high for the Church on Traffic Way Extension
be set for hearing at 7:45 P,I� June 3, 1964. Motion

COND USE PERMIT REQUEST - Cl�nton Mc�Clure (Chu-Chu)
A motion was made by Commissioner Strother, seconded
by Commissioner Schultz that the Conditional Use Permit
request of Clinton Ea McClure to install a 4' x 3' sign
located 13' above the sidewalk at the Ghu Chu Drive-In
be set for hearing at 7e45 F.M. June 3, 1964, Motion
carried,
ESTAB TIME FOR VARIANCE - Merle Williams
Correspondence was received and read from Merle Williams
requesting the Planning Commi�sion establish a time for the
Variance granted him on I�?ovember Ttfi, I9�2� A� motion was
made by Commissioner Shaffer, seconded by Commissioner
Schultz, that the date of July lst, 1965 be established as
the termination date of the Variance granted Merle Willizms
on November 7th, 1962, Motion earried,
POLIN REST, - Aesthe�tic Value (Frontage Road)
Martin Po1in presented an artist sketch of the pro-
posed restaurant on the Frontage Road in Western Addi�ion.
A motion was made-by Commissioner Shaffer, seconded by
Commissioner Smith, that the drawing as presented be
approved for architectural approvalo Motion carried,

LAMBERT GARAGE - Aesthetic Value (Alder Street)
Mr. Clement Lambert presented a brochure showing
Stran-Master buildings, and explained his garage would be
of the same type, with a double opening front, be of block
construction on the North property lirie, and would other-
wise be a steel building, color treated, be set back 50
feet from the property line on Alder Street, be 11 feet
from the South property line, have an eave height of 14',
and that he proposed a small decorative fence on Alder --
Street, and would lesve the necessary area for street
trees.
A motion was made by Commissioner Strother, seconded
by Commissioner Sh�ffer that the proposed garage construet-
ion a.s presented be approved for architectural s�pproval.
Motion carried.
PROPOSED GRADING ORDINANCE
Commissioner Shaffer, as Cha.irman of the Proposed
Grading Ordinance Committee, notified the Planning Commiss-
ion the Committee wouLd have a proposed Ordin�.nce to pre-
sent at the meeting of June 16th, 1964 and that he would
recommend the PLanning Commission recommend to the City
Council that an Interim Ordinance be adopted at this time
until th.e new Ordinance was prepared and adopted. After
discussion, a motion was made by Commissioner Shaffer,
seconded by Commissioner Richardson, that the Planning
Commission recommend the City Council immediately adopt
as an interim ordinance, Chapter 70 of the 1964 Uniform
Building Code. Motion carried.
REG. MEETING OF JUNE 2, 1964
A motion was made by Commissioner Schultz, seconded
by Commissioner Strother, th�.t the date of June 3, 1964 be
established as the next regular meeting date, as June 2,
1964 is election day and a legal holiday� Motion carried.
TIME FOR VAR, & COND. USE
Commissioner Shaffer requested the Planning Commission
members give some consideration to establishing a time
limit for Variances and Conditional Use Permits by Ordin-
ance and that it be placed on the next agenda for discussion.
STREET NAMING COMMITTEE
Commissioner Strother requested the County be con
tacted to determine if they wished to proceed with street
naming in this area and advised he would contac� the City
Administrator regarding this problem,
ADJOURNMENT
A motion was made by Commissioner Smith, seconded by
Commissioner Richardson, that the meeting be adjourned
