A regular meeting of the Planning Commission was held on the
above date in the Council Room of the City Hall, 7:30 P.M.

MINUTE APPROVAL
e minutes of the previous meeting of June 5, 1962, were
approved as prepared.
CREEK CROSSING - Halcyon Rd. Rd.
A letter from the City Council was read to the Planning Com-
mission pertaining to correspondence and petitions received
from the people expressing their desires regarding a road
crossing the creek to connect Halcyon Road with Valley Road.
On the petitions were 424 signatures of people being in favor
of this extension.
REZONING - Grnnd Ave. (Polin)
A hearing on the rezoning of the Martin Polin Property on
Grand Avenue from RA-B3 to C-1 was held. There were no
written or oral protests. A motion was made by Mr. Shaffer;
seconded by Mr. Strother, that the request for rezoning be
granted.

LOT SPLIT N0. 10 - Walnut Street
Discussion of Lot Split No. 10 on Walnut Street for Thomas
Buchane, and Lot Split No. 11 on Cedar Street for Robert H.
Newdoll in the Fair Oaks Area were discussed by the Planning
Commission. A decision on these lot splits was postponed
until the Fair Oaks Annexation is final and any action can
be taken.
VAR. HEARING - Dodson Way (Christianson)
A hearing on a variance request for R-2 use on RA-B3 zone
for C. C. Christianson on Dodson Way was held. Plans for a
duplex on this property were presented to the Planning Com-
mission by Mr. Christianson. No written or oral protests
were heard. A motion was made by Mr. Talley that the vari-
ance be granted on the lot 50' by 124' subject to submission
of an application for a lot split and an application for re-
zoning; there was not a second to the stated motion. A
recession was called so that a telephone call to Attorney
Harris could settle the question of legality on this vari-
ance. After the call, the meeting was called to order and
the motion was restated; seconded by Mr. Shaffer.

CONDITIONAL USE PRM. Grand Ave. (Lancaster)
A conditional use permit for R. N. Lancaster to permit light
industrial use in C-1 zone on Grand Avenue was discussed by
the Planning Commission. A motion was made by Mr. Shaffer
that the use permit be granted for a preframing period of
twelve months; seconded by Mr. Talley.'

CONDITIONAL USE PERMIT - First Baptist Church - Halcyon Rd.
A conditional use permit for the First Baptist Church to per-
mit Church use in R-1 zone on Halcyon Road was discussed by
the Planning Commission. A motion was made by Mr. Strother
that the use permit be granted subject to improving.the
parking lot; seconded by Mr. Shaffer.

TRAILER PARK - Farrell Rd. (Gaynos)
Letters from Nicholos Gaynos were read and discussion of a
proposed 80 unit "Garden Style Trailer Park" on Farrell Road
for Mr. Gaynos followed. Action on this was held over for
consideration until annexation of the Fair Oaks Area is final.
TRAILER PARK� Grand Ave. (Hanst)
A proposed trailer par.k on Grand Avenue for Howard Hanst
was discussed. A forty to fifty unit trailer park is being
planned for property now zoned C-1 and RA-B3. This was
held over for consideration due to the fact that Mr. Hanst
will have to apply for rezoning before action can be taken.
TRAILER PARK - Maple St. (Wilson)
A proposed trailer park at 1169 Maple Street for David Wilson
was discussed. It was taken under consideration until the
annexation of the Fair Oaks Area is final.
VAR. REQUEST - Hillcrest Dr. (set
On motion of Mr. Shaffer; seconded by Mr. Strother, a hearing
date for a variance request for reduction in front set-back
on Hillcrest Drive was set for July 17, 1962, at 8:00 P.M.
REZONING�- Tract 161
ALL AYES
The rezoning request to rezone R-1 to R-3 in Tract 161 was
held over until the meeting of July 17, 1962, at the request
of Mr. Harris.
TENTATIVE MAPS - Tracts 173, 243, 244, 273
The tentative maps for Tract No. 173, 243, 244, and 273 were
discussed. A special meeting will be held Monday, July 9,
1962, at 7:30 P.M. for the purpose of further discussing and
taking final action on the tentative maps of these tracts.
ZONING - Fair Oaks
Mr. Anderson was asked to check with the school on the Fair
Oaks Zoning, and a hearing date will be set for it at the
Special.Meeting to be held Monday, July 9, 1962, 7:30 P.M.
ADJOURNMENT
Upon motion of Mr. Shaffer; seconded by Mr. Strother, the
meeting was adjourned at 11:00 P.M. to 7:30 P.M., Monday,
July 9, 1962.
