A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ARROYO GRANDE RECOMMENDING THAT THE
ClTY COUNClL APPROVE PLANNED S1GN PROGRAM
CASE NO. 98-127, APPLIED FOR BY WILLIAM
SCHOEF�LER, LOCATED AT 850 OAK PARK ROAD (BEST
WESTERN CASA GRANDE fNN)
WHEREAS, the Planning Commission of the City of Arroyo Grande has considered an
application by Wiiliam Schoeffler, for a Planned Sign Program at 850 Oak Park
Boulevard in the Planned Development /General Commercial District; and

Planning Commission has found that this Planned Sign Program is
the General Plan and the Environmental Documents associated
WHEREAS, the Planning Commission has reviewed this project in compliance with the
California Environmental Quality Act (CEQA) and has dete�mined that the project is
categorically exempt per C�QA Guidelines Section 15311(a); and
WHEREAS, the Planning Commission finds, after due study, deliberation and public
hearing, the following circumstances exist:
1. The proposed signs are consistent with the goals, objectives, poiicies and
programs of the Arroyo Grande General Plan and any applicable design
guidelines. The goais of the General Plan are to encourage economic vitality
and business activity, protect investments while preserving the environment
and character of the City because said signs are important to the success of
this and similar businesses but are not out of scale or character with other signs
in this zone and vicinity.

The proposed signs conform to applicable development standards and
provisions of the Development Code.
The physica( location or placement of the signs are compatib(e with the
surrounding neighborhood and do not pose a safety risk.
NOW, THERE�ORE, BE IT RES�LVED that the Planning Commission of the City of
Arroyo Grande hereby recommends that the City Council approve the Planned Sign
Program Case No. 98-127;r with the above findings and subject to the conditions as
set forth in Attachment '"A", attached hereto and incorporated herein by this
reference.

ATTACHMENT "A"
CONDtT10NS OF APPRaVAL
PLANNED SIGN PROGRAM CASE NO. 98-127
BEST WESTERN CASA GRANDE INN
GENERAL CONDITIONS
This approval authorizes the following at 850 Oak Park Road:
1. Replace (on a temporary basis) the existing iiluminated logo identification
portion of the pole sign with the new Best Western corporate logo copy (also
iiluminated}.
2. Replace copy in the existing iiluminated monument sign with new iiluminated
Best Western corporate logo copy (no increase in sign area).
3. Replace (on a temporary basis) copy on the existing iiluminated tower wall sigh
on the south facade with a new iiluminated Best Western corporate Iogo copy
(no increase in sign areal. Remove the existing illuminated sign on the east
facade.
4. Install a new 70 square foot illuminated wall sign on the end of the hotel
buiiding facing Branch Street.
5. Replace temporary copy on pole sign (see #1 above) with permanent
illuminated sign. This would increase the size from 94 square feet to 103
square feet, which includes the Best Western logo copy of 88 square feet and
the Casa Grande Inn copy of 15 square feet.

The applicant shall ascertain and comply with all Federal, State, County and
City requirements as are applicable to this project.
The applicant shall comply with all conditions of approval for Planned Sign
Program Case No. 98-127.
9. The appiication shall automatically expire on September 9, 2000 unless a
building permit is issued. Thirty (30) days prior to the expiration of the
approval, the applicant may apply for an extension of one (1) year from the
original date of expiration. �
10. Deveiopment shall occur in substantiai conformance with the plans presented
to the Planning Commission at the meeting of September 1, 19a8 and marked
Exhibit "A".

1 1. The applicant shall agree to defend at his/her sole expense any action brought
against the City, its present or former agents, officers, or employees because of
the issuance of said approval, or in anyway relating to the implementation
thereof, or in the alternative, to relinquish such approval. The applicant shali
reimburse the City, its agents, officers, or employees, for any court costs and
attorney's fees which the City, its agents, officers or employees may be
required by a court to pay as a result of such action. The City may, at its sole
discretion, participate at its own expense in the defense of any such aciion but
such participation shall not relieve applicant of his/her obligations under this
condition.
DEVE�OPMENT CODE
12. Development shail conform with the General Commerciai zoning requirements
and the Sign Ordinance except as otherwise approved.
BUILDING AND FIRE DEPARTMENT CONDITION

13. The project shall comply with the most recent editions of the California Starte
Fire and Building Codes and the Uniform Buiiding and Fire Codes as adopted by
the City of Arroyo Grande.
