PC R 98-1664RESOLUTION NO. 98-1664 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ARROYO GRANDE RECOMMENDING TO THE CITY COUNCIL DENIAL OF VESTING TENTATIVE TRACT MAP 2260, GENERALLY LOCATED SOUTH OF GRAND AVENUE, EAST OF OAK PARK BAULEVARD, NORTH OF ASH STREET, AND WEST OF SPRUCE STREET; APPLICANT: CHARLES BAKER WHEREAS, the Planning Commission of the City of Arroyo Grande has considered Vesting Tentative Tract Map 2260; filed by Charies Baker, for the property generally located south of Grand Avenue, north of Ash Street, east of Oak Park Blvd., and west of Spruce Street; and WHEREAS, the Planning Commission held a duly noticed public hearing on August 4, 1998 to consider these application in accordance with City Codes; and WHEREAS, the Planning Commission recommends that the City Council finds, after due study, deliberation and public hearing, the following circumstances exist: I. The proposed vesting tentative tract map is not consistent with the goals and policies of the General Plan because the 191 residential lots are not consistent with the density and development standards established in the General Plan and Development Code. 2. The proposed design and improvements of the vesting tentative tract map are not consistent with the applicable goals and policies of the General Plan because the 191 residential lots are not consistent with the development standards established in the General Plan and Development Code. 3. The site, as shown on the vesting tentative tract map, is not physically suitable for the type and density of the proposed development because al� necessary public improvements, easements, and Development Code standards can not be provided. � 4. Adequate public services and facilities do not exist and will not be provided as the result of the proposed vesting tentative tract map to support development of the 191 residential units. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Arroyo Grande recommends that the City Council deny Vesting Tentative Tract Map 2260, based on the above findings.
