A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ARROYO GRANDE RECOMMENDING TO THE
CITY COUNCIL DENIAL OF THE BERRY GARDENS
SPECIFIC PLAN; DEVELOPMENT CODE AMENDMENT 97-
007; APPLICANT: CHARLES BAKER
WHEREAS, the Planning Commission of the City of Arroyo Grande has considered the
Berry Gardens Specific Plan; filed by Charles Baker, for the property generally located
south of Grand Avenue, north of Ash Street, east of Oak Park Blvd., and west of
Spruce Street; and �
WHEREAS, the Planning Commission held a duly noticed public hearing on August 4,
1998 to consider these application in accordance with City Codes; and
WHEREAS, the Planning Commission, after due study, deliberation and public hearing,
that in their independent judgement and analysis recommend that the following
findings be made:
1. The proposed density increase from 113 units to 191 units is not consistent
with the General Plan.
2. The minimum lot size of 5,700 square feet and the minimum average lot size of
6,000 square feet are less than current Development Code standards and
should be enlarged.
3. The recreational amenities provided within the drainage basin for the "patio
homes" are deficient and should be expanded.
4. The 0.75-acre public park is inadequate to serve the Specific Plan area and
should be enlarged.
NOW, THEREFORE, BE IT RESOLVED� that the Planning Commission of the City of
Arroyo Grande hereby recommends that the City Councif deny the Berry Gardens
Specific Plan.
On motion of Commissioner Haney, seconded by Commissioner Greene, and by the
following roll call vote, to wit:
AYES: Commissioners Haney, Parker and Greene
NOES: Commissioner Keen and Chair Lubin
ABSENT: None
the foregoing Resolution was adopted this 4th day of August 1998.
