RESOLUTION NO. 92-1367
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF ARROYO GRANDE DENYING WITHOUT
PREJUDICE TENTATIVE TRACT NO. 2074, APPLIED FOR
BY SALLY WHITE AND ED CHADWELL AT 250 AND 290
RIDGEVIEW WAY
WHEREAS, the Planning Commission of the City of Arroyo Grande has considered
Tentative Trace No. 2074 filed by Sally White and Ed Chadwell at 250 and 290 Ridgeview Way
in accordance with Chapter 9-04 of the Development Code of the City of Arroyo Grande; and
WHEREAS, the Planning Commission has held a public hearing on this application in
accordance with state and city requirements; and
WHEREAS, the Planning Commission finds, after due study, deliberation and public
hearing, the following circumstances exist:
The design of the Tentative Tract Map or the proposed improvements may cause
substantial environmental damage and the applicant failed to provide funds to study ways
to avoid the potential impacts.
2. The applicant failed to provide evidence of current ownership of one of the existing
parcels and without such evidence the application does not meet the requirements of
Section 9-04.060 of the Development Code.
3. Adequate City services and facilities do not exist to support project development. The
applicants have proposed creation of a buildable parcel approximately at elevation 245
with the lowest point being at elevation 210. City water pressures in this location are only
capable of serving lots whose lowest elevation is at or below 200 feet.
4. The proposed Tentative Tract Map is not consistent with the goals, objectives, policies,
plans, programs, intent, and requirements of the Arroyo Grande General Plan.
Specifically, the proposed Tentative Tract Map does not meet the maximum density
requirements of the Land Use Element, and the Tentative Tract Map does not meet
implementation measure 2.11 of the Parks and Recreation Element requiring dedication
of a recreational trail.
NOW, THEREFORE, BE IT RESOLVED that based on the above information, the
Planning Commission of the City of Arroyo grande hereby denies tentative Tract No. 2074 without
prejudice.
On motion by Commissioner Groves, seconded by Commissioner Boggess, and by the
following roll call vote, to wit:
AYES: Commissioners Moore, Souza, Boggess, Groves and Vice Chairman Carr
NOES: None
ABSENT: Chairman Brandy and Commissioner Soto
