PC R 90-1298�� RESOLUTION N0.90-1298 A RESOLUT I ON OF T� PL�ANN I NG CL�II SS I ON OF THE CITY OF ARROYO GRANDE GRANTING A VARIANCE, CASE N0. 90-149, APPLIID FOR BY JOHN HAYASHI AT 618 620 AND 624 GRAND AVE�VUE (TOYO PLAZA), TO ALL,OW ROOF MOUNTID SIGNS Wf�REAS, the Planning Co�mussion of the City of Arroyo Grande has considered Variance Case No. 90-149, filed by John Hayashi, for a variance to allow roof mounted signs; and W�S, the Planning Co�mission has held a public hearing on this application in accordance with the City Code; and WfiEREAS, the project has been found to be exempt unde�r the provisions of the California F�vironmental Quality Act (CF7Q�,); and Wf�RF.AS, the Planning C�mission finds, after due stLUly, deliberation and public hearing, the following circuttutances exist: 1. There are exceptions or extraordinary circ�tances applicable to this property because this is an existing build:i;ng and only limited space is available for signage. 2. The strict application of the C-2 zone does deprive such property of privileges enjoyed by other properties in the vicinity or same because existing signage in the neighborhood is similar and co�npatible to the proposed signs. 3. The granting of the deviation is compatible with the objectives, policies and general plan uses specified in the general plan because it conforn�s to the low profile rural na*ure of the camiuni ty . 4. The granting of this variance will not be detriinental to other properties. N(�d, Tf��OdZE, BE IT RESOLVID that the Planning Camiission of the City of Arroyo Grande hereby approves said variance subject to t�he standard conditions of the City and those listed b�elow: General Coa�ditions 1. The applicant shall ascertain and co�rply with all State, Cotmty and City requireqnents as are applicable to thi:� project. 2. Developme�zt shall occur in substantial conformm�nce with the plans presented to the Planning Comnission at the meeting of June 5, 1990 and marked "Exhibit A". PlazuLing Departn►ent Co�ditio�s 3. Developsnent shall conform with the C-2 zoning r+equirememts, unless otherwise approved. 4. All existing signage shall be: removed prior to issuance of building permits for new signage. 5. All individual sign faces shall be subject to ri�view of the Planning Director to ensure c��npatibility with rolors and typefaces of the other signs in the project.
