WF�'AS, the Planning Camussion of the City of Arroyo Grande has
considered Tentative Tract Map No. 983, filed by L. C. LaVine on property located
at 139, 141, 143 and 145 Tally Ho Road in the RA-B2 and RA-B3 Zone; and
WHFRF.�.S, the Planning Conrnission has held a public hearing on this
application in accordance with state and city requirements; and
�, the Staff Advisory Camnittee could not recarmend approval of
Tentative Tract No. 983.
FII�3tFAS, the Staff Advisory Co�miittee could not recormiend adoption of a
negative declaration because adequate mitigation measures are not apparerit to
mitigate environrnental impacts; and
Wf�t�..S, the Planning Carmission makes the following findings of fact:
1. The proposed map, design and improvements of this subciivisian are
not consistent with the General Plan map and text because the General
Plan designation for this site is Low Density Residential with a
density range of 0.2-4.5 dwelling units per acre and a lower density
-- of orie unit per acre is required based upon physical conditions of
the site.
2. The site is physically unsuitable for the proposed type and density
ot development because the proposed road access, drainage, and other
improve�ments on the property could create adverse impacts to the
surrounding neighborhood and to traffic flow on Tally Ho Road.
3. The proposed subdivisio�n is likely to cause substantial and
considerable damage to the natural environment, since the project
would involve substantial widening of the existing access driveway,
poter►tially enlarged drainage conduits or re-cli rection of drainage,
and reduced grade for driveways, with consequent removal of
vegetation and scarring of the hillside.
NC�T. TI�, BE IT RF�pLVID that based on the above information, the
Planning Co�rmission of the City of Arroyo Grande hereby denies Tentative Tract
No. 983.
