Wf�1tFA.S, the Planning Carmission of the City of Arroyo Grande has
considered an application for a garage and second residential unit at 250
Ridgeview Way in the RA Residential Agricultural District; and
WI�.S, the Planning Camussion has found that this project is
consistent with the General Plan and envirorur�ental documents associated
therewith: and
WI�TtFAS, the Planning Comnission has reviewed the project in cam�liance
with the California �nvironmental Quality Act and has determined that a negative
declaration can be adopted and instructs the secretary to file a Notice of
Determination; and
�FA.S, the Planning Commission finds, after due study, deliberation
and public hearing, the following circtunstances exist:
1. The proposed use is consistent with the General Plan°s statements
and intent as outlined in the RA-B3 zone. �

The site is adequate in shape or size for the proposed use, as it
can meet all the setback and parking requireirients.
The site does have adequate access.
4. The proposed use will not have an adverse effect on the use of
surrounding property because sufficient separation has been
provided between uses, and adequate services are available.
5.. The design and layout of the proposed use is suitable because the
required setbacks, lot coverage, and other requirc�nents of the RA-
B3 zone and Article 40 of the Zoning Ordinance have been met.
6. The project will not have an environment impact.
Whereas, this project was reviewed by the Planning Comnission and
various City departments and found to be acceptable and in conforn�ance with the
applicable codes and ordinances.
N(�T, Tf�nRE, SE IT RF50LVID that the Planning Cammission of the City
of Arroyo Grande hereby approves said Conditional Use Pernnit, subject to
appropriate standard conditions of the City of Arroyo Grande, and the following
special conditions.:
General Ccuuiitiouns �
1. T'he applicant shall ascertain and cornply with all State, County and
City require,rnents as are applicable to this project.
2. Develop►rnent shall occur in substantial conformance with the plans
presented to the Planning Co�mu.ssion at the meeting of April 17,
1990, and marked "Exhibit A".

3. Development shall conform with the RA-B3 zoning requirements,
unless okherwi�e approved.
4. The applicant shall record a deed restriction and an agreement
affecting real property regarding the second dwelling unit in
accordance with the provisions of Article_ 40 of the Zoning
Ordinance, and to the satisfaction of the City Attorney and the
Planning Director, prior to final occupancy.

5. All construction shall utilize fixtures and design, which minimize
water usage. Such fixtures and design shall include, but are not
limited to low flow showerheads, water saving toilets, instant
water heaters or hot water recirculating systems and if landscaped
drip irrigation with drought tolerant landscaping and etc. All
water conserving designs or.fixtures shall be installed prior to
final occupancy.

6. The applicant shall work with the Fire Chief to meet one of the
following conditions prior to final occupancy:
a. Install an automatic fire sprinkler system fran a water supply
capable of ineeting minimwn hydraulic standards of the Fire
Department; or .
b. The applicant shall install water mains and a fire hydrant
capable of producing 1250 gpm at not less than 20 psi at a
location approved by the Fire Department. .
7. The project shall provide finished access to comply with the Public
Works Standards, prior to final occupancy.
Building Department Conditioa�s
8. The applicant shall apply for necessary building permits, pay
additional fees and call for necessary inspections.
