POR'PION OF A HOUSE UImFTt OCl�iSIRIJCTIOId TD A SE700ND RFSIDII�FPIAL UNIT, ADOPTING A NEIC;�ATIVE DDCLARATI�i, AND INSIRUGTING � S�CREIR�RY TO FILE A NOTICE OF DEP�2MINATION F1f�tE�S, the Planning Cor►Tnission of the City of Arroyo Grande has considered an application for a conversion of a 470 square foot portion of a house under construction to a second residential unit at 1064 Maple Street in the R-1 Single Family Residential District; and Fg�F�S, the Planning Ccermission has found that this project is consistent with the General Plan and the �vironmental Doctur►ents associated therewith; and FgID�FAS, the Planning Cc�mission has reviewed this project in ca�rpliance with the California �vironrrbental Quality Act (CF�,) and has determined that a Negative Declaration can be adopted and instructs the secretary to file a Notice of Determination; and �IERF�S, the Planning Corrmission finds, after due study, deliberation and public hearing, the following circwnstances exist: 1. 2. 3. 4. 5. The proposed use is consistent with the General Plan's staternents and intent as outlined in the Single Family Residential District. The site is adequate in shape or size for the proposed use, as it can meet all the setbacks and parking requirements. The site does have adequate access. The proposed use will not have an adverse effect on the use of surrounding property because sufficient separation has been provided between uses, and adequate services are available. The design and layout of the proposed use is suitable because the required setbacks, lot coverage, and other requirements of the R-1 Zone and of Article 40 of the zoning ordinance have been met. WI�t2FAS, this project was reviewed by the Planning Conmission and various City departments and found to be acceptable and in conformance with the applicable codes and ordinances. NQ�], `�'nRE, SE IT RFSOLVID that the Planning Ccsmussion of the City of Arroyo Grande does hereby approve said Conditional Use Permit, subject to the following conditions: General Conditions 1. The applicant shall ascertain and c�nply with all State, County and City requiremexits that are applicable to this project. 2. The applicant shall post addresses on Maple Street. Nwrbers shall be constructed of comnercial materials and ni.umbers. 7. The applicant shall post additional fire lane sings as required by the Fire Chief on east side of driveway.
