WI�REAS, the Planning Co�nnission of the City of Arroyo Grande has
considered Variance Case No. 90-144, filed by Richard and Coleen Kubel, to allow
for encroachme.nt into the required 20 foot front yard setback; and
WI�RF.AS, the Planning Co�mission has held a public hearing on this
application in accordance with the City Code; and
WHII2F.AS, the Planning Coa�mission finds, after due study, deliberation and
public hearing, the following circw�tances exist:

There are no exceptions or extraordinary circimtistances applicable to
this property.
The strict application of the R-1 zone does not deprive such
property of privileges enjoyed by other properties in the vicinity
or same zone.
N(�T, �ORE, SE IT RESOLVID that the Planning Co�rmission of the City of
Arroyo Grande hereby denies said Variance Case No. 90-144.
