PC R 90-1270469 RESOLUTION NO. 90-1270 A RFSQLUTION OF Tf� PLANNING CC�IISSION OF � CITY OF ARROYO G12I1NDE REO�iDING APPROVAL OF LOT LINE ADJUS"]3��NP CASE NO. 89-480 B�,�'WEETi LOTS 221, 222, 223 AND 224 IN TRAGT 1390, APPLIID FOR BY DON MQ�iNE.Y AND BOB CANTRELL WF�FAS, the Planning Commission of the City of Arroyo Grande has considered Lot Line Adjustment Case No. 89-480, per Exhibit A, in accordance with Chapter 3 of the Subdivision Ordinance of the City of Arroyo Grande; and Wf�2F.AS, the Planning Coamussion has found that this project is consistent with the General Plan and the �vironmental Doctunents associated therewith, and reccmmends adoption of a Negative Declaration under the provisions of the California Fhvironmental Quality Act (C�QA); and �S, the Planning Cor�mission has further found that this project is consistent with the Zoning Ordinance of the City of Arroyo Grande, and the Royal Oaks Estates Planned Developmexit; and FTf�2FAS, this site is physically suitable for the proposed type and density of develop�nent because all yards, open spaces, setbacks, fences and walls, parking areas and other features can be acc�dated; and WHERFAS, the proposed subdivision design is not likely to cause substantial and considerable damage to the natural environment, including fish, wildlife or their habitat; and F1��3ZFAS, said Lot Line Adjustment was referred to the Planning Ccermission, various City Departments and the Staff Advisory Carmittee for recomnendation. NQ�1, T�0!RE, SE IT RFSOLVID that the Planning Coa[mission of the City of Arroyo Grande hereby reco�miends approval of said Lot Line Adjustment No. 88-471 to the City Council, subject to the following conditions. General Coruiitio�ns: 1. The applicant shall ascertain and co�nply with all State, County and City requi.rernents as are applicable to this project. 2. Development shall occur in substantial conformazice with the plan� presented to the Planning Corrmission a the meeting of January 16, 1990 and marked "Exhibit A". Pl anrLing Departme.nt : 3. Development shall conform with the PD zoning requirements and Ordinance 355 C.S. unless otherwise approved. Public Works Department: 4. The lot line adjustment shall be reflected in a record of survey which shall be recorded. A mylar copy of the recorded map shall be st�mitted to the Public Works Department.
